What a strip out covers

We take out the heating, cooling, air handling and electrical plant and the dead pipework and steel between them, each reduced to pieces its route can pass. The new plant then lands level on its bases for the M&E contractor’s engineers, who handle the pipework, electrical connections and commissioning.

Access and planning for a Blackpool plant room strip out

Each Blackpool quote rests on five answers.

Street crane or inside route. A street crane costs hire and a closure but saves time. Carrying plant down inside costs labour, lift bookings and extra shifts. Near the seafront, wind and the tramway’s overhead lines limit where and when a crane works, so a fallback date goes in the plan.
People still in the building. Guests and staff stay put, so hours, noise limits, the lift we use and a protected route are cleared with the building manager.
Timber floors and cellars. Older buildings on the front can have both under the route, so we check it and plate it where needed.
Closing the road. Where a crane needs road or pavement, we book the traffic management and road closure through Blackpool Council, or Lancashire County Council for roads in Fylde and Wyre, and find a spot to stand the old plant.
How many pieces each unit becomes. Every split at a flange, casing joint or boiler section lightens the heaviest piece, and its weight decides between a crane, a gantry or chain blocks.

Before anything is lifted

Our crew starts on dead, empty plant. Each system is signed over to us in writing by your M&E contractor once it is isolated, drained and locked off. Any refrigerant has to be recovered first, by an F-gas certified engineer. Asbestos work, from the survey to any licensed removal, is finished first.

At quoting stage the programme shows our dates sitting behind all three. Hotel work on the front bunches into the same few quiet months, so we ask for those dates at first contact.

Common questions

When in the year should a seafront hotel book its strip out?

Outside the season, when fewer rooms are let. Winter brings stronger wind off the Irish Sea, so a crane lift from a seafront roof carries a second date agreed at booking.

Our boiler room is in the cellar of an older hotel. How does the old boiler get out?

Up the cellar stair or through a pavement hatch, in pieces the opening will pass. Sectional boilers unbolt and shells are cut cold, and the new boiler comes down the same way in modules.

Can the building stay open while the plant comes out?

Usually, yes. Most of this work happens in buildings that keep running, so the route is protected, the hours are agreed with the building manager, and the heavy moves go at night or over a weekend where that suits everyone. On a heating or cooling system the building cannot lose, the new plant goes in and is proven before the old plant comes out.

Who isolates and drains the plant before you start?

Your M&E contractor, with the isolation, drain down and lock-off signed off in writing before we cut anything. Refrigerant recovery belongs to an F-gas certified engineer and asbestos to a licensed contractor, so we plan our dates around both. We agree at quoting stage who is covering what.
