Our part runs from a dead, drained system to new units level on their bases. Everything in the room that is being replaced leaves with us, down to the old pipework and steel. The M&E contractor keeps the new pipework connections, electrical work and commissioning.

Access and planning for a Warrington plant room strip out
On a Warrington survey we look at:
- Swing bridges, lanes and lay-down. A crane standing in the street takes a lane or a car park, and the old plant needs somewhere to wait for the wagon. South of the Ship Canal we pick a swing bridge the crane and wagons can legally cross. We apply for the traffic management and road closure through Warrington Borough Council, or through Halton for a site in Widnes or Runcorn.
- Hours, noise and a lift of our own. Access hours, noise limits, a protected corridor and a lift for our use are agreed with the building manager.
- Crane off the roof, or skates down inside. The crane is the dearer day and the shorter job. Taking plant down inside costs days, with lifts, stairs and more hands on every piece.
- Split points and the heaviest piece. Boilers split into sections and air handling units at panel joints, and the heaviest piece left sets the crane size, if one is needed.
- The floor under the skates. Older canal-side works floors are checked along the route, and yards near the Mersey can sit on soft, filled ground, so plates and mats go down where the figures ask.
Before anything is lifted
Before our first cut, each system is cut off, drained down and locked under the M&E contractor’s written sign-off, within the permit system on a Halton chemical site. Refrigerant is recovered by an F-gas certified engineer. Any asbestos the survey finds goes to a licensed contractor who finishes before our crew enters.
Our quote sets each of those dates beside ours, and if one of them moves, we reissue the list to everyone on it.

Common questions
Our chillers sit on a shed roof at Omega. Will the docks have to stop while they come off?
No. The crane stands on part of the yard fenced off from trailers, and the lifts go between shifts or at a weekend. The new units go up on the same visit.
How does an old boiler get out of a brick boiler house in one of the canal-side works?
A sectional boiler comes apart into pieces a skate will carry, and a large shell boiler leaves through a roof opening to a crane outside. The survey settles which before we quote.
Can the building stay open while the plant comes out?
Usually, yes. Most of this work happens in buildings that keep running, so the route is protected, the hours are agreed with the building manager, and the heavy moves go at night or over a weekend where that suits everyone. On a heating or cooling system the building cannot lose, the new plant goes in and is proven before the old plant comes out.
Who isolates and drains the plant before you start?
Your M&E contractor, with the isolation, drain down and lock-off signed off in writing before we cut anything. Refrigerant recovery belongs to an F-gas certified engineer and asbestos to a licensed contractor, so we plan our dates around both. We agree at quoting stage who is covering what.
