It covers everything from boilers and calorifiers to switchgear, with the pipework around it. Our crew cuts each item to a size its route will pass, rigs it out and loads it away, then sets the new plant on its bases. The M&E contractor sets the programme we work to, and their engineers keep the pipework, electrical work and commissioning.

Access and planning for a Liverpool plant room strip out

The survey works through these before we price:

The street and a lay-down area. Craning roof plant off a central building takes part of a street and room to stage the units. We apply to Liverpool City Council for the traffic management and road closure, or to Sefton, Knowsley or Wirral Council outside the city.
Who is in the building while we work. Patients, students and office tenants carry on around us, so access windows, night work, noise, lift use and protected routes are fixed with the building manager first.
Floors, cellars and made ground. A load on skates or jacks bears hard on a small patch of slab. Riverside ground is largely reclaimed and older central streets have cellars, so the route and the crane standing are both checked.
How small the pieces get. Boilers split at their sections, air handling units at their panel joints, and the heaviest piece left sets the size of crane or gantry, or whether one comes at all.
Crane or stairs. Lifting over the roof costs a closure and a crane for the day. Carrying plant down inside costs lift time, floor protection, more hands and extra shifts.

Before anything is lifted

The first cut waits on other trades. Cellar or Speke roof, each system reaches us dead and empty with the locks on, backed by your M&E contractor’s written sign-off, and an F-gas certified engineer has taken out any refrigerant. The asbestos survey, and any licensed removal it calls for, is finished before we start.

Our dates are planned around those three, and the quote says who covers each. When one runs late, we move our start to follow it and tell the M&E contractor what that does to the set-in date for the new plant.

How a plant room strip out works

Tell us what the plant is and where it sits, and send photos of the route out.
On survey we agree the exit route and how small each unit has to go.
The lift plan, risk assessment and method statement are drawn up to follow the isolations.
The crew strips the plant out and loads it away.
The replacement goes onto its bases and is handed to the M&E contractor for connection.

Common questions

Can chillers come off a Baltic Triangle office roof on a Sunday?

Yes, and plenty of central lifts go then. Once the survey shows where the crane can stand, we apply for the closure with Liverpool City Council and book both for one slot.

What if there are cellars where the crane would stand?

We check what is beneath first. If cellars rule out the kerb, the crane stands further back on mats, or the plant comes down inside to a loading point on firmer ground.

Can the building stay open while the plant comes out?

Usually, yes. Most of this work happens in buildings that keep running, so the route is protected, the hours are agreed with the building manager, and the heavy moves go at night or over a weekend where that suits everyone. On a heating or cooling system the building cannot lose, the new plant goes in and is proven before the old plant comes out.

Who isolates and drains the plant before you start?

Your M&E contractor, with the isolation, drain down and lock-off signed off in writing before we cut anything. Refrigerant recovery belongs to an F-gas certified engineer and asbestos to a licensed contractor, so we plan our dates around both. We agree at quoting stage who is covering what.
