Access and planning for a Birmingham plant room strip out

Our survey pins these down before a price goes out:

What lies under the route. A loaded skate bears on a few small points, and parts of the centre have cellars, culverts and old canal structures below, so we check every floor and yard between the plant room and the wagon.
Breaking the units down. Plant parts at its bolted panels and flanges, and the heaviest piece left shows if a low Tyseley boiler house needs a crane at all.
Who is still inside. Tenants, patients and staff stay put, so we settle our hours, noise, the lift and a protected route with whoever manages the building before we book anything.
The kerbside lift and the Clean Air Zone. With no room on site, the crane works from the highway. Birmingham City Council, or Sandwell or Solihull over the boundary, gets our application for the closure and traffic management, and we find a lay-down area. Every crane and wagon going into the charging zone is checked for compliance.
Roof lift or internal carry. A roof lift costs a crane and a closure. Carrying it down inside trades the crane for lift bookings, floor protection and longer crew hours.

Before anything is lifted

No rigger touches the plant until other trades have made it safe. Each system is proved dead, drained and locked out first, with the M&E contractor’s confirmation on paper. Any refrigerant has already been recovered by an F-gas certified engineer.

A licensed contractor deals with any asbestos the R&D survey found, and the clearance comes through before we start. We ask for all three dates at quoting stage and book the crane and road closure behind the last of them.

How a plant room strip out works

Name the plant, say which floor or roof holds it and photograph the route out.
The survey follows the route out, and the split on each unit gives us the weight of the biggest piece.

Common questions

Our roof plant off Broad Street can only be reached by swinging over the building next door. Who sorts that out?

We do, as part of the lift. The survey works out the slewing radius, we ask the neighbouring owner for permission to oversail, and the road closure goes in alongside.

Our Tyseley boiler house was built around the boilers. Will a wall have to come out?

Seldom. Sectional boilers part at their sections and pass through the existing door. Where a shell cannot be split, the survey gives the opening size, and your builder enlarges a doorway before our crew arrives.

Can the building stay open while the plant comes out?

Usually, yes. Most of this work happens in buildings that keep running, so the route is protected, the hours are agreed with the building manager, and the heavy moves go at night or over a weekend where that suits everyone. On a heating or cooling system the building cannot lose, the new plant goes in and is proven before the old plant comes out.

Who isolates and drains the plant before you start?

Your M&E contractor, with the isolation, drain down and lock-off signed off in writing before we cut anything. Refrigerant recovery belongs to an F-gas certified engineer and asbestos to a licensed contractor, so we plan our dates around both. We agree at quoting stage who is covering what.
