Access and planning for a Wolverhampton plant room strip out

Five things are fixed at survey, before any price goes out:

Split points on each unit. Plant parts at its panels, flanges and cast sections, and the largest cast section’s weight tells us if a pallet truck is enough.
A crane on the highway. That means a closure and a lay-down area, which we arrange through the City of Wolverhampton Council, or Walsall, Dudley or Sandwell over the boundary. Near the Metro, overhead line clearances are agreed with the tram operator first.
Craned over the top, or carried out below. Lifting from the street needs a crane and a road closure for the day. Bringing plant down through the building swaps those for booked lifts, protected corridors and a bigger crew for longer.
Occupants and their hours. The building manager tells us when we can work and use the lift, how much noise is too much and which route to protect. Loud work goes out of hours.
Slabs and yards on the route. Jacked onto skates, a heavy unit presses on a handful of points. Parts of the Black Country sit on made ground and old workings, so yards are checked along with every slab on the way to the wagon.

Before anything is lifted

Cutting waits until the plant, whether at i54 or in a Willenhall boiler house, is isolated at source, drained and locked, and the M&E contractor’s written sign-off has reached us. Refrigerant is taken out by an F-gas certified engineer.

A licensed contractor completes the asbestos survey and any removal before our crew arrives. Once all three dates are firm, the crane and riggers go into the diary straight after them.

The lift plan and RAMS are drawn up, and we take our dates from the M&E contractor’s isolation dates.
The crew breaks the old plant down, brings it out and loads it away.
Each new unit is landed, levelled and passed to the M&E contractor for connection.

Common questions

Our boiler house heats a fabrication works in Bilston. Can the change fit into the summer shutdown?

Yes, with the dates settled early and the survey done beforehand. Isolation falls on day one, our crew clears the old boilers and sets the new ones, and your M&E contractor connects them before the works restarts.

The chiller on our i54 unit sits above a clean production hall. How does it come off?

From outside. A crane in the yard or service road lifts it off the roof, so nothing crosses the hall below, and the new chiller goes up the same way at a break in production.

Can the building stay open while the plant comes out?

Usually, yes. Most of this work happens in buildings that keep running, so the route is protected, the hours are agreed with the building manager, and the heavy moves go at night or over a weekend where that suits everyone. On a heating or cooling system the building cannot lose, the new plant goes in and is proven before the old plant comes out.

Who isolates and drains the plant before you start?

Your M&E contractor, with the isolation, drain down and lock-off signed off in writing before we cut anything. Refrigerant recovery belongs to an F-gas certified engineer and asbestos to a licensed contractor, so we plan our dates around both. We agree at quoting stage who is covering what.
