Plant room strip out in Aberdeen and across Aberdeenshire
In Aberdeen we clear plant rooms for estates and project teams: office and workshop units near the airport and heliport, granite buildings with plant in the cellar or roof space, fish and food processing halls, and energy centres on the Altens and Tullos estates. The old boilers, chillers, air handlers and switchgear go out on our wagons, and each replacement is levelled in place, granite building or steel shed.

From a plant list and a few photos showing the cellar or roof space and the street beyond it, we survey from the desk and price the same day. A lot of the work here is nights, weekends or shutdowns.
What a strip out covers
Old plant is broken down to sizes the building will let past, taken out along the route agreed at survey and loaded away, dead pipework included. We work to the programme your M&E contractor sets, alongside their people, and the pipework, electrical work and commissioning stay in their hands. The replacement follows the same route in and we bed it down level.

Access and planning for an Aberdeen plant room strip out
What follows gets fixed at survey, before a date is agreed:
- Hours, and who else is in the building. The building manager sets our hours and noise limits, the protected route and which lift the crew can use. Harbour and energy sites add inductions and permits.
- Joints and flanges. Big plant parts at its panel joints, flanges and section bolts, which fixes the weight of the heaviest piece and whether a crane is wanted.
- Which way out. That choice moves the price more than tonnage does. A crane and a road closure on one side; boarding, stair work and more crew on the other.
- The street outside. If a crane or wagon has to stand on the road, we sort out the traffic management and road closure through Aberdeen City Council or Aberdeenshire Council, with room to set the old plant down.
- Ground and floors. A load on skates sits on a very small footprint, so we prove made-up ground near the harbour and cellar vaults under older streets along the whole route.
Before anything is lifted
Other trades sign three things off before our crew starts. Your M&E contractor takes the system off line, empties it and locks it out, then puts that in writing. Any refrigerant comes off with an F-gas certified engineer first, and we date our visit after theirs. If the asbestos survey turns anything up, a licensed contractor clears it before we go in.
All three get a date at quoting stage, with the name of whoever carries it. On a permit system the certificate and the permit fall on one shift, so our start follows whichever of the two is less flexible.

How a plant room strip out works
- Start with a list of what is being replaced, the floor the room sits on, and photographs of each door, stair and hatch between the room and the street or quay road.
- We walk the route at survey and mark where each unit comes apart.
- Paperwork next: a lift plan and RAMS, with our days placed after the isolations.
- The plant is broken down, travelled out on gantries and skates and loaded away.
- Our riggers land and level the replacements, and the M&E contractor connects them, under permit on harbour sites.
Common questions
Who arranges the induction and permit on a harbour or energy site?
We do, with your site team. Send the site’s rules with the enquiry and the crew is booked in and inducted ahead of the date, with the exclusion zone and the route out agreed before anyone arrives.
Our boiler house stops for one weekend. What fits inside that?
Give us the plant list and we price it against that weekend, permits included. Route and split points come first, then rigging and protection go in while the plant still runs, leaving the weekend for removal and the new units.
Can the building stay open while the plant comes out?
Usually, yes. Most of this work happens in buildings that keep running, so the route is protected, the hours are agreed with the building manager, and the heavy moves go at night or over a weekend where that suits everyone. On a heating or cooling system the building cannot lose, the new plant goes in and is proven before the old plant comes out.
Who isolates and drains the plant before you start?
Your M&E contractor, with the isolation, drain down and lock-off signed off in writing before we cut anything. Refrigerant recovery belongs to an F-gas certified engineer and asbestos to a licensed contractor, so we plan our dates around both. We agree at quoting stage who is covering what.
