Overview
Plant room strip out in Grangemouth and across the Forth valley
Estates teams around Grangemouth call us when a plant room has to be emptied and refilled while the building above keeps working. The enquiries come from hospital and health centre plant rooms, school and college boiler houses, town centre offices and the energy centres at works on the Forth valley estates. Boilers, chillers, air handlers, pumps and tanks are taken apart where they stand and leave on our wagons by whatever route the building allows.
We cover Falkirk and Grangemouth, Larbert, Stenhousemuir, Denny, Bonnybridge and Polmont, with Bo’ness, Linlithgow, Stirling, Alloa and Livingston. We can quote from the desk that working day off a plant list and photographs, anywhere in the valley. We work nights, weekends and shutdown weeks.
What a strip out covers
The job is breaking the old plant into pieces the building will pass, rigging each one out, clearing the room and landing the replacements square, semi-basement boiler house or roof deck alike. Dead pipework and steelwork in the way leave with it. Connections, electrical work and commissioning belong to the M&E contractor, whose programme sets our dates.
What we do
What comes out of a Grangemouth plant room
| Plant | Where it sits | How it comes out |
|---|---|---|
| Steam and hot water boilers | Ground floor and semi-basement boiler houses | Burner and casing off, the shell rolled out on track |
| Chillers and dry air coolers | Roof decks and fenced compounds | Picked off whole where a crane reaches, or taken to frame and coils |
| Air handling units | Plant floors and rooftop enclosures | Parted at the casing joints into fan, coil and filter sections |
| Calorifiers, buffer vessels and tanks | Tank rooms on the lowest level | Cold cut to a width the doorway takes, then skated out |
| Generators, transformers and LV boards | Switchrooms and standby compounds | Jacked off the mounts, boards split at their shipping joints |
| Pump sets and dead pipework | Risers and ceiling voids | Unbolted, lowered on chain blocks and carried out in lengths |
Often the awkward one is a tank at the blind end of a basement, not the roof chiller, and that is the piece we plan the method around. See the plant room strip out service.

Sectors
Where we work in and around Grangemouth
Work around Grangemouth comes from these buildings.
Utility plant behind the Forth valley works
Boilers, compressors and cooling sets leave the buildings behind manufacturing sites across the valley, inside a shutdown, to the hours the site sets. See our chemicals sector page.
Earls Gate, Middlefield and Carronshore
Rooftop units and compressor houses change on the engineering and fabrication estates while the floor below keeps producing, so noisy work waits for the end of a shift. See our industrial sector page.
Hospital and health centre plant rooms
Heating and cooling plant is replaced in buildings treating patients overnight, so the new unit is proven before the old one is disconnected. See our healthcare and pharma page.
Colleges, schools and leisure buildings
Boilers, calorifiers and pool plant leave teaching and leisure buildings in the holidays, before the date they reopen. See our education page.
Offices and civic buildings in Falkirk, Bo’ness and Linlithgow
Cellar boilers and roof cooling come out of town centre offices and council buildings after hours, with the floors above back at work next morning. Standby sets change the same way. See our HVAC sector and power and renewables pages.
Planning
Access and planning for a Grangemouth plant room strip out
The survey walks from plant room to wagon and settles five things:
- The building carries on around us. We fix working hours, noise, a lift and a boarded route with the building manager before anything else.
- How far each unit comes apart. Casing joints, boiler sections and flanges set the smallest pieces on offer, and the heaviest, read against the wind off the Forth, settles whether a crane comes.
- Picked off the roof, or brought down inside. A roof lift is quicker but costs crane time and road space. Bringing it down inside costs labour and hours on the stairs. Wind counts here: the upper Forth is open, and it can gust at parapet level when it is still at ground.
- Point loads on the route out. A loaded skate puts its weight on a few square inches, so slabs, voids and basement ceilings are plated where needed.
- Room on the road, and a lay-down. Where a crane or wagon takes part of a road, the traffic management and road closure go to Falkirk Council, or to Stirling, Clackmannanshire or West Lothian. Near the Forth the crane position is checked against service drawings; that ground is reclaimed carse full of buried services.
Preparation
Before anything is lifted
We cut nothing until your M&E contractor has made the plant dead, drained and locked off, and given us that in writing. An F-gas certified engineer draws off the refrigerant first, and a licensed contractor clears any asbestos the pre-works survey finds.
Each carries its own date and ours sit behind them. On a job tied to a shutdown the window opens once, so all three are confirmed while the stop is planned.

Why Synergy
Why Grangemouth firms choose Synergy Lifting for plant room strip out
- The room is handed back clear. Old units, tanks and dead pipework leave on our wagons, so your M&E contractor walks into an empty room.
- We work the hours the building gives us. A shutdown week at a works in the valley, or nights in a Falkirk office.
- The same crew outside and inside. One order covers the crane, the rigging, taking the old plant away and setting the new.
- Qualified and accredited. CPCS and NPORS operators, lifts planned to BS 7121, equipment inspected under LOLER and PUWER, SSIP approved, Constructionline Gold Member, certified to ISO 9001 and ISO 14001, and members of the Construction Plant-hire Association.
Services
More than plant room strip out
Work we pair with a Grangemouth strip out:
Process
How a plant room strip out works
-
Tell us where each item of plant sits and photograph the room, its exits and the estate yard or road beyond.
-
On survey we agree the route out and the joints each item comes apart at.
-
A lift plan is drawn up with the risk assessment and method statement, and our dates follow the isolations.
-
The crew breaks the plant down, brings it out on the protected route and loads it.
-
Replacements are landed and levelled, with the wind limit rechecked for any roof lift, and the M&E contractor connects them.
FAQs
Common questions
The chiller is on a roof open to the Forth. Will wind stop the lift?
It can, and the crane’s chart against the sail area settles it, not the forecast in town. A wind limit and a fallback date are agreed when the lift is planned.
Our building is in Bo’ness rather than Grangemouth. Who grants the road closure?
Falkirk Council covers both, with Larbert, Denny and Polmont. Linlithgow goes to West Lothian, Alloa to Clackmannanshire and Stirling to its own. We apply and fit the lift to the slot.
Can the building stay open while the plant comes out?
Usually, yes. Most of this work happens in buildings that keep running, so the route is protected, the hours are agreed with the building manager, and the heavy moves go at night or over a weekend where that suits everyone. On a heating or cooling system the building cannot lose, the new plant goes in and is proven before the old plant comes out.
Who isolates and drains the plant before you start?
Your M&E contractor, with the isolation, drain down and lock-off signed off in writing before we cut anything. Refrigerant recovery belongs to an F-gas certified engineer and asbestos to a licensed contractor, so we plan our dates around both. We agree at quoting stage who is covering what.
