What a strip out covers

We break down chillers, boilers and calorifiers, air handling units, pumps and tanks, generators and switchgear, with the pipework around them, to sizes the route will pass, then rig them out and load them away. The replacement is levelled and handed over for connection once the crane is off the cross street. Their programme sets ours.

Access and planning for a Glasgow plant room strip out

The survey works through these before a price goes out:

Old workings and made ground. Plant on skates bears on a tiny area. Riverside and dock land is made ground and old workings run under the south and east, so the route is proved.
People working around us. The building manager agrees our shifts, nights and weekends included, the noise we can make, the lifts we book and where we board.
Street space and a lay-down area. Steep cross streets, loading restrictions and little standing room in the central grid fix the crane position early. Road closures go through Glasgow City Council, Renfrewshire, North or South Lanarkshire, or East or West Dunbartonshire.
How far each unit splits. Reducing a unit past a point costs more hours than it saves in crane, so we decide at survey where to stop, and that sets the heaviest piece.
Which way it leaves the building. Lifting from the roof puts the cost into the machine and the street. Bringing it down inside puts it into hours, lift bookings and floor protection.

Before anything is lifted

Three things have to be signed off before we cut anything. The M&E contractor makes the system safe, drains it, locks it off and confirms on paper that it is dead and empty. Refrigerant is the F-gas certified engineer’s job. If the asbestos survey finds material in the room, a licensed contractor removes it first.

Our dates sit behind those three and the quote names who holds each. If a sign-off slips, crane and crew are rebooked together, so the room is clear on the day the new plant lands.

How a plant room strip out works

List the plant, where it stands and what replaces it, and send pictures of the way out.
The price comes from the survey: the way the plant leaves and how far each unit comes apart.
Then the paperwork: risk assessment and method statement plus the lift plan, timed to follow the isolations.
The plant is broken down, rigged out along the agreed route, loaded and cleared from site.
Landing and levelling happen on an evening or Sunday where loading limits bite, then the M&E team takes over.

Common questions

A rooftop chiller on a steep central cross street: where does the crane stand?

That is settled at survey. We look at the level side of the block first, and where the gradient rules it out, a larger machine works from further back with the street closed.

Can a Hillington boiler house be emptied while the neighbouring bays work on?

Yes. The area is hoarded off, an exclusion zone agreed with your site team, and the crane stands in the yard or on the estate road with the landlord’s consent.

Can the building stay open while the plant comes out?

Usually, yes. Most of this work happens in buildings that keep running, so the route is protected, the hours are agreed with the building manager, and the heavy moves go at night or over a weekend where that suits everyone. On a heating or cooling system the building cannot lose, the new plant goes in and is proven before the old plant comes out.

Who isolates and drains the plant before you start?

Your M&E contractor, with the isolation, drain down and lock-off signed off in writing before we cut anything. Refrigerant recovery belongs to an F-gas certified engineer and asbestos to a licensed contractor, so we plan our dates around both. We agree at quoting stage who is covering what.
