Access and planning for a Newcastle plant room strip out

A Newcastle strip out cannot be priced until these are answered:

Lifted off the top, or worked down inside. The two cost very different money. With a crane you pay for the closure and the machine. Inside, you pay for labour, lift bookings and boarded floors.
Where the crane stands and where the plant lands. Narrow central streets, bus lanes and busy footways limit where a machine can stand, so the traffic management and road closure is booked through Newcastle City Council or Gateshead Council.
Splitting the plant. We split at the panel and flange joints. Whatever the heaviest piece weighs after that tells us whether a crane needs a spot on a Newcastle street.
People still in the building. We agree with the building manager when we can work, when it has to be quiet, which lift we get and how the route is boarded.
Floor loading on the way out. A skate carries the whole unit on a handful of small rollers. Quayside plots stand on made-up ground, and older centre buildings have basements reaching under the paving.

Before anything is lifted

Three jobs belong to other trades and all come first. The plant is made safe by your M&E contractor: feeds cut, circuits drained, locks fitted, paperwork sent. An F-gas certified engineer takes the refrigerant out and issues the certificate. If asbestos shows up in the refurb and demolition survey, a licensed contractor removes it and certifies the area clear.

Each gets a date in the quote, ahead of ours. If one slips, we re-plan from the new date rather than try to catch up.

Common questions

Our Quayside building is on a narrow street. Can a crane reach the roof plant?

Often, from further back on a closed carriageway with more boom out. Where no position works, the unit is reduced on the roof deck and taken down inside.

Our energy centre keeps a Team Valley unit running. When can the plant come out?

Inside your shutdown. We plan backwards from the hour the line restarts, fit the sectioning, the lift and the load-out into that window, and book the crane to it.

Can the building stay open while the plant comes out?

Usually, yes. Most of this work happens in buildings that keep running, so the route is protected, the hours are agreed with the building manager, and the heavy moves go at night or over a weekend where that suits everyone. On a heating or cooling system the building cannot lose, the new plant goes in and is proven before the old plant comes out.

Who isolates and drains the plant before you start?

Your M&E contractor, with the isolation, drain down and lock-off signed off in writing before we cut anything. Refrigerant recovery belongs to an F-gas certified engineer and asbestos to a licensed contractor, so we plan our dates around both. We agree at quoting stage who is covering what.
