Overview
Plant room strip out in Hull and across the East Riding
In Hull the calls come from food and seafood factories, hospital and university buildings, offices and commercial schemes in the centre, and the units on the estates around the city. Old plant leaves with us and its replacement is set on the plinth, all to the timetable the M&E contractor sets.
We cover Hull, Hessle, Cottingham, Anlaby, Willerby and Hedon, and further out to Beverley, Brough, Goole and Grimsby. A set of pictures following the plant’s journey out to the road is enough to price it from the desk, usually the same day. We work at night or through a shutdown wherever the building must keep going.
What a strip out covers
Our crew takes the old plant apart until each piece fits the way out, then rigs it out and off site, dead pipework and steel included. The replacement follows it in, and we level it on the plinth so the M&E contractor can make the connections.
What we do
What comes out of a Hull plant room
| Plant | Where it sits | How it comes out |
|---|---|---|
| Roof chillers and condensing units | Flat roofs and fenced compounds beside the building | Lifted off whole from the street, or cut to modules on the roof |
| Boilers and calorifiers | Ground floor boiler houses and low plant rooms | Casing stripped, parted into cast sections and walked out on skates |
| Air handling units | Rooftop frames and ceiling-height plant decks | Fan and coil sections unbolted and lowered one at a time |
| Tanks, pumps and pressure sets | Boiler houses and tank rooms | Unbolted, slung from a gantry and trolleyed along the corridor |
| Standby generators, switchgear and transformers | Switchrooms and standby rooms in an energy centre | Hauled on machine skates behind a winch, then craned onto the trailer |
| Redundant pipework and support steel | Wall runs, risers and overhead racks | Cold cut into manageable lengths, cleared as each area empties |
A light unit wedged behind a column can shape the method more than the biggest boiler in the room. It is the worst journey to the door that sets the plan. Our plant room strip out service page walks through each stage.

Sectors
Where we work in and around Hull
Five kinds of Hull building send us this work.
Food and seafood factories
Freezer packs, refrigeration plant and boilers leave the city’s food plants inside short stops, timed around cleaning. See our food and beverages page.
University, college and school buildings
Heating and ventilation plant in teaching buildings is changed in the vacations, with the start of term as the fixed end. See our education page.
The Old Town and city-centre offices
Roof chillers and basement boilers on commercial buildings in the centre come out with tenants still working below. See our HVAC page.
Sutton Fields and the estates
Rooftop units, compressor rooms and boiler houses on engineering and component factories are cleared in a planned stop. See our industrial page.
Wards, clinics and health centres
Chillers and air handling units in the city’s healthcare buildings are swapped only after the new plant is running, on hours the estates team sets. See our healthcare and pharma page.
Planning
Access and planning for a Hull plant room strip out
Settled at survey, before a Hull job takes a date:
- The biggest piece after splitting. Section, panel and flange joints give the split points, and whatever the biggest piece then weighs tells us if a crane has to come.
- Floors, yards and reclaimed land. A jacked load presses hard on one spot of slab, and much of Hull stands on reclaimed land, so we check the route inside and the crane’s standing outside.
- Keeping the building open. The building manager agrees our hours, noise limits, lift bookings and which routes get boarded.
- Closing the road. Lifting over a building closes some of a road or car park and needs a spot to land the old unit. The traffic management and road closure application goes to Hull City Council, or East Riding of Yorkshire Council beyond the city boundary.
- A crane from outside, or a route inside. A crane lift is quicker and costs the hire and the closure. An internal route costs labour, protection and hours. Near the estuary the crane day also carries a wind check and an agreed fallback date.
Preparation
Before anything is lifted
We cut nothing until the other trades are done. Factory or office, the M&E contractor switches each system out, drains it, applies its locks and puts that in writing. An F-gas certified engineer empties the refrigerant from the chillers and freezer plant. If the survey for refurbishment and demolition finds asbestos, a licensed contractor removes it first.
We set our dates behind all three at quoting stage. Where old and new plant have to share the room for a while, that overlap goes into the same programme.

Why Synergy
Why Hull firms choose Synergy Lifting for plant room strip out
- Hygiene rules and clinical hours are part of the method. Food plants and healthcare buildings across Hull set their own routes and times, written into the plan with the site team at survey.

- Old and new handled in one visit. Where the replacement arrives as the redundant unit leaves, one mobilisation and one road closure cover both.
- Qualified and accredited. CPCS and NPORS operators, lifts planned to BS 7121, equipment inspected under LOLER and PUWER, SSIP approved, Constructionline Gold Member, certified to ISO 9001 and ISO 14001, and members of the Construction Plant-hire Association.
Services
More than plant room strip out
Services that often join a Hull strip out:
Process
How a plant room strip out works
-
Tell us what is in the plant room, where it sits in the building, and send photographs following the route out.
-
We walk the route at survey and decide where each unit splits.
-
We then send the risk assessment, method statement and lift plan, with dates that follow the isolations.
-
Our crew dismantles the plant, moves it out along boarded floors and loads our wagons.
-
Replacement plant is set level on the plinth, and the connections pass to the M&E contractor.
FAQs
Common questions
Does the weather on the Humber put a roof lift at risk?
It can move the crane day, so a fallback date is agreed at planning. Work inside the plant room carries on, so a windy morning costs the lift and leaves the rest of the programme where it was.
Our plant room is in the Old Town, on a narrow street. Can the old plant still come out?
Yes. Where a nearby street or car park is wide enough, Hull City Council closes it for the day and a crane lifts from there. Where no position reaches the plant, it is split and brought down through the building to a loading point.
Can the building stay open while the plant comes out?
Usually, yes. Most of this work happens in buildings that keep running, so the route is protected, the hours are agreed with the building manager, and the heavy moves go at night or over a weekend where that suits everyone. On a heating or cooling system the building cannot lose, the new plant goes in and is proven before the old plant comes out.
Who isolates and drains the plant before you start?
Your M&E contractor, with the isolation, drain down and lock-off signed off in writing before we cut anything. Refrigerant recovery belongs to an F-gas certified engineer and asbestos to a licensed contractor, so we plan our dates around both. We agree at quoting stage who is covering what.
