Access and planning for a York plant room strip out

The survey answers five questions before any date is offered:

Floor loads, and what is underneath. Weight on a skate arrives through a very small contact patch, and buildings near the Ouse and the Foss have cellars underneath and made ground outside.
Over the roof, or out through the door. Crane, labour and hours all move with that choice. Inside the walls the bars cap height and width and standing positions are scarce.
Road closures and the lay-down area. Craning over a building takes a carriageway or car park, and the old unit needs somewhere to land. The traffic management and road closure is applied for with City of York Council.
How far the plant breaks down. Panel joints, flange joints and sectional boiler shells set the smallest pieces available, and the heaviest of those brings in a crane.
People working round us. We fix our hours, the noise limits, which lift we can book and how the route is boarded with the building manager before a date goes in.

Before anything is lifted

Three other trades go before us. Inside the walls or out at Clifton Moor, your M&E contractor shuts the plant down, empties it and secures it, and gives us that in writing. An F-gas certified engineer takes the refrigerant off and signs for it. If the R&D asbestos survey finds anything, a licensed contractor clears it first.

We put their dates in the quote next to ours. If the job is booked into a holiday closure, we chase them early, as the end date will not move.

Common questions

How does plant get out of a cellar on a street closed to vehicles by day?

On skates and a gantry to the nearest door, then a run to where a wagon can legally wait, timed to the hours vehicles reach that street.

How does rooftop plant on a unit at Clifton Moor or Monks Cross come off?

Yard space beside the unit takes a crane on most of those estates, so the old unit comes off whole and the new goes up the same visit.

Can the building stay open while the plant comes out?

Usually, yes. Most of this work happens in buildings that keep running, so the route is protected, the hours are agreed with the building manager, and the heavy moves go at night or over a weekend where that suits everyone. On a heating or cooling system the building cannot lose, the new plant goes in and is proven before the old plant comes out.

Who isolates and drains the plant before you start?

Your M&E contractor, with the isolation, drain down and lock-off signed off in writing before we cut anything. Refrigerant recovery belongs to an F-gas certified engineer and asbestos to a licensed contractor, so we plan our dates around both. We agree at quoting stage who is covering what.
