Access and planning for a Doncaster plant room strip out

Five things get settled with the site before a Doncaster strip out takes a date:

Where the crane stands, and where plant is laid down. A crane lifting over the building needs part of a road, plus a lay-down beside it. The traffic management and road closure goes through City of Doncaster Council, and through Rotherham council where the building stands at Swinton.
Split points. We split at the flange and panel joints, and that gives us the weight of the biggest piece.
People on site. We settle our hours, the route protection and which lift we get with the building manager before taking a date.
Craned off the roof, or taken out at ground level. Crane, labour and hours come out very differently for each, and where both are possible the survey prices both.
Ground and floor loads. A jacking point puts far more through a square inch than the floor was built for, and older buildings along the lower valley stand on made ground.

Preparation

Before anything is lifted

We book our crew in only once three other trades have signed off. Whether it is a Balby Carr shed or a works in the lower valley, your M&E contractor takes the plant off supply, empties it and locks it, and confirms it to us in writing. An F-gas certified engineer takes the refrigerant out, and we start after the certificate. Any asbestos the demolition survey picks up is removed and certified clear by a licensed contractor.

At quoting stage all three sit in the programme beside the new plant’s delivery date. Our crew starts once the last of them lands.

The plant schedule comes first, with any replacement and pictures of the route through the shed or works to the yard.

Common questions

Our chiller sits on a shed roof at Rossington. Can the lift go in while trailers are moving?

Yes, from a fenced section of yard agreed with your site team, with the exclusion zone marked before the crane arrives and the lift timed to a gap between arrivals.

A railway runs along the back of our Mexborough works. Does that change the job?

Where the load-out comes within reach of the line, yes. The rail operator sets the clearances and decides whether a possession is needed, so tell us at enquiry how close the line runs.

Can the building stay open while the plant comes out?

Usually, yes. Most of this work happens in buildings that keep running, so the route is protected, the hours are agreed with the building manager, and the heavy moves go at night or over a weekend where that suits everyone. On a heating or cooling system the building cannot lose, the new plant goes in and is proven before the old plant comes out.

Who isolates and drains the plant before you start?

Your M&E contractor, with the isolation, drain down and lock-off signed off in writing before we cut anything. Refrigerant recovery belongs to an F-gas certified engineer and asbestos to a licensed contractor, so we plan our dates around both. We agree at quoting stage who is covering what.
