Plant room strip out in Doncaster and across South Yorkshire

Access and planning for a Doncaster plant room strip out
Five things get settled with the site before a Doncaster strip out takes a date:
- Where the crane stands, and where plant is laid down. A crane lifting over the building needs part of a road, plus a lay-down beside it. The traffic management and road closure goes through City of Doncaster Council, and through Rotherham council where the building stands at Swinton.
- Where each unit comes apart. The flange and panel joints decide the split, and the split decides the weight of the biggest piece.
- The building keeps working around us. The hours we work, the protection on the route and the lift we are given, settled with the building manager before a date.
- Craned off the roof, or taken out at ground level. Crane, labour and hours come out very differently for each, and where both are possible the survey prices both.
- What the route will carry underfoot. A jacking point puts far more through a square inch than the floor was built for, and older buildings along the lower valley stand on made ground.
Before anything is lifted
Our crew books in only after three sign-offs from other trades. Isolation, drain down and lock-off are done by your M&E contractor and confirmed in writing before we cut anything. Refrigerant recovery goes to an F-gas certified engineer, and we follow the certificate. Anything a refurbishment and demolition survey picks up goes to a licensed contractor for clearance and certification.
At quoting stage all three sit in the programme beside the new plant’s delivery date. Our crew starts once the last of them lands.

Common questions
Our chiller sits on a shed roof at iPort. Can the lift go in while trailers are moving?
Yes, from a fenced section of yard agreed with your site team, with the exclusion zone marked before the crane arrives and the lift timed to a gap between arrivals.
A railway runs along the back of our Mexborough works. Does that change the job?
Where the load-out comes within reach of the line, yes. The rail operator sets the clearances and decides whether a possession is needed, so tell us at enquiry how close the line runs.
Can the building stay open while the plant comes out?
Usually, yes. Most of this work happens in buildings that keep running, so the route is protected, the hours are agreed with the building manager, and the heavy moves go at night or over a weekend where that suits everyone. On a heating or cooling system the building cannot lose, the new plant goes in and is proven before the old plant comes out.
Who isolates and drains the plant before you start?
Your M&E contractor, with the isolation, drain down and lock-off signed off in writing before we cut anything. Refrigerant recovery belongs to an F-gas certified engineer and asbestos to a licensed contractor, so we plan our dates around both. We agree at quoting stage who is covering what.
