Overview
Plant room strip out in Dumfries and across Dumfries and Galloway
We are called into health buildings, schools and colleges, offices in the town and the energy centres at the timber and dairy plants when their plant is worn out. We clear the old plant and put its replacement in, from Annan out to Stranraer, on the dates the M&E contractor sets.
We go to Dumfries, Heathhall, Locharbriggs, Lockerbie, Annan, Moffat, Castle Douglas, Dalbeattie, Sanquhar and Stranraer. Away from the town the lanes are single carriageway with weight-limited bridges, so the route is settled with the method. We can price from photographs and a plant list the same working day, and nights, weekends and shutdowns are all worked.
What a strip out covers
Air handling units, chillers and condensers, boilers and calorifiers, pumps, tanks and pressurisation sets, generators, transformers and switchgear come out, with the dead pipework and steel. Each unit is broken down to sizes the building will release and rigged out to the wagons, and the replacement comes in the same way to be set level on its bases.
What we do
What comes out of a Dumfries plant room
| Plant | Where it sits | How it comes out |
|---|---|---|
| Chillers and condensing sets | Flat roofs and fenced compounds at the gable | Lifted off whole where a crane can stand, or unbolted into modules |
| Boilers and calorifiers | Boiler houses and cellars under older sandstone buildings | Burner and cladding off, then the shell parted to the doorway |
| Air handling units | Roof decks and loft plant rooms over occupied floors | Opened at the casing joints, fan, coil and filter pieces out singly |
| Pumps, pressurisation sets and buffer vessels | Pump rooms and risers beside the boilers | Raised on toe jacks and skated to the door |
| Standby generators, transformers and LV panels | Energy centres, switch rooms and yard enclosures | Winched clear of the base, panels parted at their shipping splits |
We set the method by whichever unit has the worst journey out, heavy or not. See our plant room strip out service page.

Sectors
Where we work in and around Dumfries
Plant room work here comes out of the buildings the region’s industries and public services run.
Boiler houses behind the Galloway sawmills
Steam and hot water plant serving the timber mills wears out ahead of the sheds, so boilers and pumps leave in a booked stop. See our industrial sector page.
Cold rooms and boilers at the food plants
Refrigeration packs and boilers leave the dairies between runs, on a path the hygiene team signs off. See our food and beverages page.
Units at Heathhall and Locharbriggs
Worn rooftop units and small boiler plant come off the trade premises on the estates north of the town, with the floor below trading. See our HVAC page.
Control buildings at the hill schemes
Transformers, switchgear and standby sets leave windfarm and hydro control buildings in the booked outage, down an estate track. See our power and renewables page.
Health centres, schools and colleges from Annan to Stranraer
Heating and cooling plant in these changes over with the building full, or across a holiday against a reopening date we work back from. A system that cannot be lost has its new unit proven first. See our healthcare and pharma and education pages.
Planning
Access and planning for a Dumfries plant room strip out
A Dumfries strip out takes a date once these five are settled:
- The floors above keep working. The building manager sets our access times, the lift we can book, noise limits and a boarded route. The loudest work goes at night.
- Standing room for the crane and the wagon. Where either takes a town street or narrow country road, traffic management and closure go through Dumfries and Galloway Council, with a lay-down for old plant.
- Crane at the gable, or a walk through the building. A crane at the gable reaches roof plant in a short day, for the hire and the closure. Going through the building costs labour, protection and days on the stairs.
- Sections and joints. Each boiler divides at its sections and each air handler at its casing joints, and that fixes the biggest piece. With weight-limited bridges on the approach, smaller pieces suit a compact crane and lighter wagon.
- What the slabs will stand. A skate under a boiler puts heavy weight through very little floor. Basement slabs, timber floors in older buildings and yards that soften after wet weather are checked, and plates spread the load.
Preparation
Before anything is lifted
Before a blade goes near it, each system is isolated, drained and locked off by your M&E contractor and signed over in writing. Refrigerant is reclaimed first by an F-gas certified engineer, and the asbestos survey is completed ahead of both, with any removal done by a licensed contractor.
All three carry dates at quoting stage, ahead of our own. With a crew and crane travelling in for one window, the work runs straight through behind those sign-offs.

Services
More than plant room strip out
What else goes on a Dumfries plant room order:
Process
How a plant room strip out works
-
Pass on the plant details, the floor it is on and what goes in behind it, with photos of the room and the access, lane and any bridge plate included.
-
After a site visit we settle the route and where each unit divides.
-
We send the method statement and risk assessment with a lift plan, our days booked after the isolations.
-
Our riggers break the plant down, bring it out along the protected route and load the wagons.
-
Once the replacement is set level, our crew heads back down the lanes and the M&E contractor connects it.
FAQs
Common questions
Our lane crosses a weight-limited bridge. Can the old boiler still come out?
Yes, once the approach is checked. Send pictures of the lane and the bridge plate with the postcode, and we match crane and wagon to the tightest point on it. Where a whole shell is too much, the boiler parts at its sections.
Our boiler house serves a working sawmill. Can the strip out fit the shutdown?
Yes. We price from the hours you hand over, setting up and clearing away inside them. The old plant leaves by the yard side and the replacement boiler goes in before the saws restart.
Can the building stay open while the plant comes out?
Usually, yes. Most of this work happens in buildings that keep running, so the route is protected, the hours are agreed with the building manager, and the heavy moves go at night or over a weekend where that suits everyone. On a heating or cooling system the building cannot lose, the new plant goes in and is proven before the old plant comes out.
Who isolates and drains the plant before you start?
Your M&E contractor, with the isolation, drain down and lock-off signed off in writing before we cut anything. Refrigerant recovery belongs to an F-gas certified engineer and asbestos to a licensed contractor, so we plan our dates around both. We agree at quoting stage who is covering what.
