What a strip out covers
With dead plant handed over by the M&E contractor, our riggers take it apart to sizes the building will release and bring it out along with the redundant pipework and its steel. The replacement comes in along the same path and is set level on its bases, ready for the pipefitters and electricians to connect.

Access and planning for a Cumbria plant room strip out
We walk each job from plant room to public road and settle five points:
- The size of the largest piece. Seams, flanges and boiler sections set how small a unit goes. Behind a weight-limited stone bridge or up a single-track lane, smaller pieces let a compact crane and lighter wagon do the job.
- Roof lift, or stairs and corridors. A roof lift costs crane hours and a closure. The internal route costs labour, boarding and extra days on the stairs.
- Guests, staff and production nearby. A hotel still has guests and a food plant still has shifts on, so noise hours and a protected route are fixed with the manager before a date goes in.
- Closures and a place to set plant down. Where the crane or wagon needs the highway, we set up the traffic management and road closure with Cumberland Council or Westmorland and Furness Council, whichever covers the site.
- Floors under the skates. Stone-flagged cellars, timber floors and ducts are checked, and plates or mats go down where the point load needs spreading.
Before anything is lifted
Each system is isolated, drained down and locked off by your M&E contractor, then signed over in writing. Any refrigerant is reclaimed by an F-gas certified engineer. The asbestos survey comes first, with any removal completed by a licensed contractor.
Those dates sit in the programme ahead of ours at quoting. In a hotel, the three are timed so the rooms beside the plant room stand empty for as few nights as possible.

How a plant room strip out works
- Write down the plant and its floor, and photograph the path from the plant room door to where a wagon can reach.
- We survey, then settle the way out and the split points on each unit.
- We issue a lift plan, method statement and risk assessment, and place our days after the plant is isolated.
- Our riggers break the plant down and carry it out to the wagons.
- Replacement plant is set level on its bases, and the M&E contractor takes it from there.
Common questions
Our hotel is up a single-track lane in the Lakes. Can the replacement boiler still get there?
Yes, once the route is checked. Send the postcode and a few pictures of the lane, and we match the wagon and crane to the tightest bridge or bend. Where a whole unit is too big for the approach, it travels in sections.
Our Carlisle food plant runs refrigeration day and night. When can the old packs come out?
Inside a production break agreed with your engineers. Where the roof or yard has space, the new pack is set and running first, and the old one is lifted away before the line restarts.
Can the building stay open while the plant comes out?
Usually, yes. Most of this work happens in buildings that keep running, so the route is protected, the hours are agreed with the building manager, and the heavy moves go at night or over a weekend where that suits everyone. On a heating or cooling system the building cannot lose, the new plant goes in and is proven before the old plant comes out.
Who isolates and drains the plant before you start?
Your M&E contractor, with the isolation, drain down and lock-off signed off in writing before we cut anything. Refrigerant recovery belongs to an F-gas certified engineer and asbestos to a licensed contractor, so we plan our dates around both. We agree at quoting stage who is covering what.
