Plant room strip out in Darlington and across County Durham

Access and planning for a Darlington plant room strip out
We settle these before pricing a town job:
- Closing a street, and somewhere to lay the plant down. Standing room in the centre is short, with pedestrianised and one-way sections through it, so the crane position and lay-down are fixed early. The road closure and traffic management go through Darlington Borough Council, and we make the application.
- Floors and ground. Jacks and skates bear down hard on a small patch of floor. Older estate buildings were slabbed for lighter loads, and land near the Skerne can be made or soft.
- Breaking it down. Large units separate at panel and flange joints, and how far down we take them sets the heaviest piece and whether a crane is needed.
- Crane or carry. A lift from outside usually works out cheaper than stairwells and floor protection.
- A building that keeps working. The hours we can be noisy, the doors and lift we use and who tells the tenants go to the building manager first.
Before anything is lifted
Other trades have three jobs to finish before our crew starts. Isolation, draining and lock-off sit with your M&E contractor, whose written sign-off we need before a Lingfield Point or Yarm Road plant room is touched. On a cooling system the refrigerant comes out with an F-gas certified engineer, and we book in behind the certificate. If the asbestos survey for demolition or refurbishment turns something up, a licensed contractor clears the space and certifies it.

Common questions
Can an energy centre at Faverdale come out over a shutdown weekend?
That turns on the plant, the opening it comes through and how far it splits. We work back from the hour production restarts and fit the crane, crew and wagons into that window.
Our site is at Newton Aycliffe. Who arranges a road closure there?
Durham County Council covers Newton Aycliffe and the villages north of the town, and Darlington Borough Council the town itself. We apply to whichever the address falls under and supply the traffic management.
Can the building stay open while the plant comes out?
Usually, yes. Most of this work happens in buildings that keep running, so the route is protected, the hours are agreed with the building manager, and the heavy moves go at night or over a weekend where that suits everyone. On a heating or cooling system the building cannot lose, the new plant goes in and is proven before the old plant comes out.
Who isolates and drains the plant before you start?
Your M&E contractor, with the isolation, drain down and lock-off signed off in writing before we cut anything. Refrigerant recovery belongs to an F-gas certified engineer and asbestos to a licensed contractor, so we plan our dates around both. We agree at quoting stage who is covering what.
