We cut the old plant out, take it away and put the new units down, on dates the M&E contractor gives us.

What a strip out covers

We take out boilers and calorifiers, chillers, air handling units, switchgear, transformers and generators, pumps, tanks and pressurisation sets, plus the dead pipework between them. Each piece is cut down until it fits the route, then rigged out and loaded. The same crew lands the new plant. Pipe connections, wiring and commissioning are left to the M&E contractor.

Access and planning for a Cardiff plant room strip out

Before we price a Cardiff job we look at:

How the plant splits. Boilers come apart at their sections and air handling units at the panel joints. Chillers go into modules. The heaviest piece left picks the crane, if we need one at all.
Your building manager’s rules. They set our hours, the noise limit, the goods lift booking and which corridors need protecting.
Floor and ground loads. A unit on skates puts its weight onto a small patch of slab. Bay land is reclaimed made ground and older central streets have cellars beneath the pavement, so the route and the crane position are checked.
Crane lift or internal route. A crane at the kerb saves the lift time, floor protection and extra shifts of carrying plant through the building. Pedestrian streets, bus routes and event days limit where it can stand.
Closing the road. If the lift needs part of a street or car park, we sort out the traffic management and road closure through Cardiff Council, or the Vale of Glamorgan, Caerphilly or Newport council if the site is theirs.

Before anything is lifted

Other trades finish their part before our crew starts. Isolating, draining and locking off the plant falls to your M&E contractor, in a city-centre arcade or an M4 business unit, and we want that on paper before any cutting. Refrigerant is taken out by an F-gas certified engineer, and we need the certificate before touching a cooling system. Asbestos needs an R&D survey, and a licensed contractor clears anything it finds.

The quote says who does each, and our dates follow. In a Bay basement with one ramp in, that order runs the whole job.

You tell us what is being replaced and where the plant room is.
We survey it to find the route out, where each unit splits and what the heaviest piece weighs.
RAMS and the lift plan follow, with Cardiff Council closure conditions and event day limits built in, and our dates are set once isolation is known.
Our crew takes the plant apart and gets it out to the wagons.
The new units are lowered onto their plinths and levelled, and the connections are your M&E contractor’s from there.

Common questions

The crane position is on a street that closes on event days. What then?

We take the event dates at enquiry and book the lift clear of them. Where the programme cannot move, the crane stands further back on mats, or the units come down inside.

Our plant room is under a Bay block on reclaimed ground. Does that matter?

It changes the checks, not the method. We confirm what the ramp, the slab and the standing position carry, and measure the ramp against the tallest piece.

Can the building stay open while the plant comes out?

Usually, yes. Most of this work happens in buildings that keep running, so the route is protected, the hours are agreed with the building manager, and the heavy moves go at night or over a weekend where that suits everyone. On a heating or cooling system the building cannot lose, the new plant goes in and is proven before the old plant comes out.

Who isolates and drains the plant before you start?

Your M&E contractor, with the isolation, drain down and lock-off signed off in writing before we cut anything. Refrigerant recovery belongs to an F-gas certified engineer and asbestos to a licensed contractor, so we plan our dates around both. We agree at quoting stage who is covering what.
