We break the old plant down, get it out whichever way the building allows, and land the new units. Most of it comes from health buildings, colleges and city-centre offices, and from boiler houses on the industrial sites east along the coast.

What a strip out covers

That means chillers and condensers, boilers and calorifiers, air handling units, switchgear, transformers, generators, tanks, pumps and pressurisation sets, and the pipework around them. Each unit is cut down until it clears the route and goes out on a wagon. The replacement comes in behind it and is set level. Your M&E contractor sets the programme and keeps the pipework, the wiring and the commissioning.

Access and planning for a Swansea plant room strip out

Five things we need answers to first:

People still in the building. The floors around the plant room stay in use, so the building manager sets our hours, the noise limits and the route we protect.
How far the plant breaks down. Sectional boilers come apart at the joints and air handling units at their panels, and the weight of the largest remaining piece settles whether a crane is worth a hillside closure.
Crane or carry. A crane outside means a day’s hire and a road closure. Taking it down inside means lift time, floor protection and more hands.
Ground and floors. Reclaimed made ground runs through the dock estate and SA1, and plant on skates bears on a very small area, so we check the crane standing and every floor on the route.
Closures and trunk roads. Where a lift takes part of a street, the traffic management and closure go through the City and County of Swansea, Neath Port Talbot or Carmarthenshire. The M4 and the A483 are Welsh Government trunk roads, and routing is settled at quoting stage.

Before anything is lifted

Some of the work before ours is other people’s. Shutting off, draining and locking off belong to your M&E contractor, along the coast or in town, with a signed isolation certificate to us before any cutting. Any system with refrigerant in it is emptied first by an F-gas certified engineer. If there is asbestos, the survey and the licensed removal are finished before we go in.

Our dates go in after those, and the quote shows who is responsible for each. With the paperwork in hand, the crew can start the day it arrives.

Common questions

Can a chiller come off an SA1 roof with wind off the bay?

Crane work near the water runs to wind limits set in the lift plan, so a blowing shift goes on breaking the unit down inside.

Can the strip out go inside a shutdown east of the city?

Yes. Those windows are fixed long before the job, so we work back from the end date to set the removal order and the crane day. Permits and exclusion zones go into the method statement.

Can the building stay open while the plant comes out?

Usually, yes. Most of this work happens in buildings that keep running, so the route is protected, the hours are agreed with the building manager, and the heavy moves go at night or over a weekend where that suits everyone. On a heating or cooling system the building cannot lose, the new plant goes in and is proven before the old plant comes out.

Who isolates and drains the plant before you start?

Your M&E contractor, with the isolation, drain down and lock-off signed off in writing before we cut anything. Refrigerant recovery belongs to an F-gas certified engineer and asbestos to a licensed contractor, so we plan our dates around both. We agree at quoting stage who is covering what.
