What a strip out covers

We remove the heating and cooling plant, air handling units, pumps and tanks, and the generators and switchgear, plus the redundant pipework and steel. Each unit is reduced to a size the route will take, rigged out and taken away. The replacement comes in along the same path, and our riggers land it level on its bases for connection.

Access and planning for a Peterborough plant room strip out

Our survey works through these with the building owner and the M&E contractor:

Ground and floors. Peat and made ground around Peterborough carry less than they look, so crane standings are matted and kept back from the dykes. Indoors, we check suspended slabs and ducts under the skates.
People still working around the job. The building manager sets our hours and noise limits. We book the lift, protect the corridors and work nights where needed.
A crane at the roof edge or a carry down the stairs. A crane brings a hire charge and a closure but saves days of labour. A carry through the building costs little in plant and far more in crew hours.
Breaking each unit to size. Plant parts at its panel and flange joints, and our split fixes the heaviest piece and whether a crane must stand on Fen peat.
A closure from the right council. In the city the closure and traffic management go to Peterborough City Council. For the towns it is Cambridgeshire, Lincolnshire or North Northamptonshire. We apply, and set aside a lay-down area for old and new plant.

Before anything is lifted

The plant has to be dead and empty before our riggers touch it. At a Fen packhouse or city ward, the M&E contractor shuts, drains and padlocks it, then signs before we cut in. The refrigerant has to be recovered first, by an F-gas certified engineer.

Any asbestos the survey finds is removed by a licensed contractor and the area cleared before our crew goes in. The crane date is fixed only once those sign-offs have dates of their own.

Common questions

Our building is in Stamford rather than the city. Does that change who closes the road?

Yes. Stamford is in Lincolnshire, so the closure goes to Lincolnshire County Council, while Wisbech and March fall to Cambridgeshire and Oundle to North Northamptonshire. That council’s lead time goes into our programme.

Our switchgear change at a generation site near Peterborough sits inside a planned outage. What do you need, and when?

The outage dates, a plant list with weights, and photos or drawings of the room and its exit route, once the dates are known. We survey, fix the method and book the crane ahead, so the outage itself is spent on the swap.

Can the building stay open while the plant comes out?

Usually, yes. Most of this work happens in buildings that keep running, so the route is protected, the hours are agreed with the building manager, and the heavy moves go at night or over a weekend where that suits everyone. On a heating or cooling system the building cannot lose, the new plant goes in and is proven before the old plant comes out.

Who isolates and drains the plant before you start?

Your M&E contractor, with the isolation, drain down and lock-off signed off in writing before we cut anything. Refrigerant recovery belongs to an F-gas certified engineer and asbestos to a licensed contractor, so we plan our dates around both. We agree at quoting stage who is covering what.
