Access and planning for a Milton Keynes plant room strip out

Sharing the building while the work runs. The building manager agrees our hours, evening shifts, noise and corridors with us. On a data hall or a trading shed the operations team does.
Room outside to stand and set down. Grid roads bring a crane in easily, so the effort goes into the plot: a standing position, room to set the old units down, and a road closure through Milton Keynes City Council where a lift takes in the carriageway. A redway underpass can rule out the ground beside a building.
Where the unit comes apart. Panel, flange and frame joints set how small the biggest piece gets, and that weight says whether a crane is needed at all.
Floors on the route. On skates a unit rests on a few small wheels, so slabs, raised floors and duct covers are checked and plated where the load needs spreading.
Over the roof or down through the building. Lifting from outside adds a crane and road space and shortens the job. Carrying plant down inside spends crew hours, floor protection and lift time.

Before anything is lifted

Systems come into our hands dead, drained and locked off, and that sign-off is the M&E contractor’s, in writing, before we cut anything. Refrigerant is recovered first by an F-gas certified engineer, and where the survey found asbestos a licensed contractor clears and certifies the space beforehand.

Those three dates go into the programme ahead of ours, and the crane, the wagons and the crew are booked behind them. At quoting stage we set down in writing which trade covers which part.

Common questions

Can a chiller change run while the data hall carries its load?

Yes. The operator sets the window and everything else is booked to it, with the unit split into pieces the doors and the aisle take and the crew sized to the hours.

Our air handling unit is wider than the lift car. How does it come out?

Either parted at its module joints until each piece fits the car, or craned off the roof from the car park or a closed lane. The survey prices both.

Can the building stay open while the plant comes out?

Usually, yes. Most of this work happens in buildings that keep running, so the route is protected, the hours are agreed with the building manager, and the heavy moves go at night or over a weekend where that suits everyone. On a heating or cooling system the building cannot lose, the new plant goes in and is proven before the old plant comes out.

Who isolates and drains the plant before you start?

Your M&E contractor, with the isolation, drain down and lock-off signed off in writing before we cut anything. Refrigerant recovery belongs to an F-gas certified engineer and asbestos to a licensed contractor, so we plan our dates around both. We agree at quoting stage who is covering what.
