Access and planning for a Northampton plant room strip out

Five answers shape the method for a Northampton job.

Loads on the floors. Skates concentrate a unit’s weight under their wheels, so every slab and duct cover on the route is checked and plated where needed.
The heaviest piece after splitting. Plant parts at its panel, flange or frame joints. How far it comes apart sets the weight of the biggest piece, which settles whether a crane stands in the yard.

Over the roof, or down through the floors. Craning over the roof costs a crane day and often a closure, and saves crew days. Carrying plant down inside costs little in machinery and a lot in labour, floor protection and lift hours.

Before anything is lifted

Our work begins where the M&E contractor’s ends. They isolate, drain down and lock off each system, and we have their sign-off on paper before the first cut. Refrigerant goes to an F-gas certified engineer to recover, and where the survey found asbestos, a licensed contractor removes it and certifies the area.

We ask for those dates when we quote and build our crane and transport bookings on top of them, so a late isolation pushes our start back and the strip out keeps its full time.

Common questions

Our Swan Valley warehouse needs a new boiler room and sprinkler pump set. Can one visit cover both?

Yes. One survey and one lift plan cover both rooms, and where the crane reaches both from a single standing position, one crane day does it.

Our Daventry unit is on a private estate road. Whose permission does the crane need?

The estate’s management company for the private road, and West Northamptonshire Council, which covers Daventry, for anything on the public highway. We arrange both and write their conditions into the lift plan.

Can the building stay open while the plant comes out?

Usually, yes. Most of this work happens in buildings that keep running, so the route is protected, the hours are agreed with the building manager, and the heavy moves go at night or over a weekend where that suits everyone. On a heating or cooling system the building cannot lose, the new plant goes in and is proven before the old plant comes out.

Who isolates and drains the plant before you start?

Your M&E contractor, with the isolation, drain down and lock-off signed off in writing before we cut anything. Refrigerant recovery belongs to an F-gas certified engineer and asbestos to a licensed contractor, so we plan our dates around both. We agree at quoting stage who is covering what.
