What a strip out covers
Air handling units, chillers and condensers, boilers and calorifiers, pumps, tanks and pressurisation sets, generators, transformers and switchgear come out, with the dead pipework and steel. Each unit is broken down to sizes the building will release and rigged out to the wagons, and the replacement comes in the same way to be set level on its bases.

Access and planning for a Dumfries plant room strip out
A Dumfries strip out takes a date once these five are settled:
- The floors above keep working. Access windows, the lift we can book, noise limits and a boarded route are set with the building manager, and the loudest work goes at night.
- Standing room for the crane and the wagon. Where either takes a town street or narrow country road, traffic management and closure go through Dumfries and Galloway Council, with a lay-down for old plant.
- Crane at the gable, or a walk through the building. A crane at the gable reaches roof plant in a short day, for the hire and the closure. Going through the building costs labour, protection and days on the stairs.
- Where each unit parts. Each boiler divides at its sections and each air handler at its casing joints, and that fixes the biggest piece. With weight-limited bridges on the approach, smaller pieces suit a compact crane and lighter wagon.
- What the slabs will stand. A skate under a boiler puts heavy weight through very little floor. Basement slabs, timber floors in older buildings and yards that soften after wet weather are checked, and plates spread the load.
Before anything is lifted
Your M&E contractor isolates each system, drains it down, locks it off and signs it over in writing before a blade goes near it. Refrigerant is reclaimed first by an F-gas certified engineer, and the asbestos survey is completed ahead of both, with any removal done by a licensed contractor.
All three carry dates at quoting stage, ahead of our own. With a crew and crane travelling in for one window, the work runs straight through behind those sign-offs.

How a plant room strip out works
- We need the plant details, the floor it stands on and what is going in behind it, with photographs of the room and the way out.
- We survey, then settle the route and where each unit divides.
- Method statement, risk assessment and lift plan are issued, with our days set behind the isolations.
- Our riggers break the plant down, bring it out along the protected route and load the wagons.
- The replacement is set level on its bases and handed over for connection.
Common questions
Our lane crosses a weight-limited bridge. Can the old boiler still come out?
Yes, once the approach is checked. Send pictures of the lane and the bridge plate with the postcode, and we match crane and wagon to the tightest point on it. Where a whole shell is too much, the boiler parts at its sections.
Our boiler house serves a working sawmill. Can the strip out fit the shutdown?
Yes. We price from the hours you hand over, setting up and clearing away inside them. The old plant leaves by the yard side and the new unit lands on its bases in the same window.
Can the building stay open while the plant comes out?
Usually, yes. Most of this work happens in buildings that keep running, so the route is protected, the hours are agreed with the building manager, and the heavy moves go at night or over a weekend where that suits everyone. On a heating or cooling system the building cannot lose, the new plant goes in and is proven before the old plant comes out.
Who isolates and drains the plant before you start?
Your M&E contractor, with the isolation, drain down and lock-off signed off in writing before we cut anything. Refrigerant recovery belongs to an F-gas certified engineer and asbestos to a licensed contractor, so we plan our dates around both. We agree at quoting stage who is covering what.
