Access and planning for a Lincoln plant room strip out

A Lincoln job takes a date once these are settled:

The crane position, the closure and the lay-down. Up the hill the streets climb hard and carry weight limits, and a slope eats into what a crane can lift, so its position is fixed first. We apply to Lincolnshire County Council for the closure and agree where old plant waits for the wagon.
How each unit is divided. Boilers part at their sections and air handling units at the casing joints, and those splits set the weight of the biggest piece.
Which way out costs less. Lifting over the roof costs the hire, a closure and a short day. Carrying plant down through the building costs labour, floor protection and hours. Where both work, the survey prices both.
Old floors and soft yards. Skated and jacked loads sit on small points. Floors in listed buildings uphill are fabric to protect, and fen yards turn soft under outriggers, so we check both and spread the load with plates and mats.
Hours the building sets. We agree when we can work, the noise, the lifts and a boarded route with the building manager, and do heavy moves out of hours.

Before anything is lifted

Each system is isolated, drained and locked off by the M&E contractor, with a signed record, before our crew cuts anything. Refrigerant comes out first, recovered by an F-gas certified engineer, and a licensed contractor clears whatever the asbestos survey found.

At quoting stage each of those becomes a dated step in the programme, and our first day on site sits behind them.

How a plant room strip out works

Start with the plant list, its floor and photographs of each door and turn out to the street.
A site visit walks every turn from room to street, often through old, narrow uphill doors, and settles which way the plant leaves and how it breaks down.
Then the paperwork: lift plan, risk assessment and method statement, with our dates after the isolations.
Our crew breaks the plant down, carries it out and loads our wagons.
Last, the new unit is landed and levelled, and the M&E contractor takes it from there.

Common questions

Our offices are in a listed building in uphill Lincoln. Can the old boiler come out without harming it?

Yes. Our survey measures the stair, the doorways and the steep street, then we cut the boiler into sections the route passes. Stone steps and door linings are boarded before the first piece moves.

Our chiller is on a pack house roof out in the county. Can it be changed between runs?

Yes, if the stop is booked early. The crane stands on the firmest part of the yard, on mats where it is soft, and once the refrigerant is recovered the old chiller comes off and the new one goes up in the same window.

Can the building stay open while the plant comes out?

Usually, yes. Most of this work happens in buildings that keep running, so the route is protected, the hours are agreed with the building manager, and the heavy moves go at night or over a weekend where that suits everyone. On a heating or cooling system the building cannot lose, the new plant goes in and is proven before the old plant comes out.

Who isolates and drains the plant before you start?

Your M&E contractor, with the isolation, drain down and lock-off signed off in writing before we cut anything. Refrigerant recovery belongs to an F-gas certified engineer and asbestos to a licensed contractor, so we plan our dates around both. We agree at quoting stage who is covering what.
