Overview

Plant room strip out in Nottingham and across Nottinghamshire

We strip out plant rooms in Nottingham for hospital estates, schools and colleges, city-centre offices and industrial energy centres. That means old boilers and calorifiers, chillers, air handling units, switchgear, transformers, generators, pumps and tanks, with the pipework and steelwork around them. Your M&E contractor sets the dates and we work with their fitters.

We cover Nottingham and the Lace Market, Beeston, Colwick, Bulwell and Hucknall, out to Mansfield and Newark-on-Trent. Send photographs and a plant schedule and the quote comes back the same working day, with out-of-hours and shutdown working where the building needs it.

What a strip out covers

We cut and unbolt the old plant into pieces the doors and stairs will pass, and take it away. The replacement comes back in along that route, down whatever cellar steps the building has, and our crew beds it down level for your M&E contractor’s fitters.

What we do

What comes out of a Nottingham plant room

Plant Where it sits How it comes out
Air handling units Rooftops and internal risers Panels and coils unbolted and carried out a piece at a time
Chillers and condensers Roof plinths, podium decks and yard compounds Lifted off in one, or stripped down and brought through the building
Boilers and calorifiers Cellar and ground floor boiler rooms Casing off, shell split at its sections, skated out
Pumps, tanks and pressurisation units Tank rooms, basements and riser cupboards Gantried off their bases and skated out
Switchgear, transformers and generators Energy centres and switchrooms Jacked off the plinth, rolled out doorway by doorway
Old pipework and steelwork Through the room and the risers above Cold cut into lengths that clear the corners

We price off the tightest corner on the route out, not off the heaviest item in the room. There is more on how we work on our plant room strip out service page.

    Sectors

Where we work in and around Nottingham

Where the Nottingham work comes from:

Chillers and air handling plant on the medical campuses

Cooling, air handling and boiler plant comes out of the medical campuses with the wards still open. The estates team decides the route and the hours. See our healthcare and pharma page.

Boiler houses on the Colwick and Blenheim estates

Boilers, calorifiers and compressors come out of the plant rooms serving units at Colwick, Blenheim and Lenton, and production stops when they stop, so the job waits for a shutdown. See our industrial sector page.

Roof and basement plant in the Lace Market and the centre

Rooftop chillers and basement boilers leave offices and hotels with tenants still on the floors between. The streets are narrow, so the load-out takes a quiet hour. See our HVAC page.

Process and utility plant at Beeston

Around Beeston the pumps, tanks and air handling plant often feed validated areas, so the route we plan stays out of the clean space.

University and college plant in the vacation

Boilers and air handling units leave the university and college estates in the vacation, and most of the load goes down through the building. See our education page.

    Planning

Access and planning for a Nottingham plant room strip out

Before we price, we go through these with the building and the M&E contractor:

    • Roof lift or carry down. A crane off the roof and a carry down the stairs are two very different bills. In the centre the tram overhead lines need a clearance, or an isolation, before we can fix where the crane stands.
    • How small it breaks down. A unit comes apart at its panel and flange joints, and if the biggest piece is still too heavy to carry, a crane comes in.
    • Working in an open building. The hours, the noise, which lift we can use and how the route is protected are agreed with the building manager before we take a date.
    • Point loads on old slabs. A loaded skate puts a lot of weight on a small patch of floor, and much of the centre and the Lace Market has cellars below, so we check the route first.
    • The road outside. Craning over a building takes part of a road or a car park. Our application goes to Nottingham City Council or Nottinghamshire County Council, and we supply the traffic management and road closure.

    Preparation

    Before anything is lifted

Three other jobs are done before our crew touches the plant. Fitters on your M&E contract kill the mechanical and electrical supplies, empty the system and padlock it, and our Nottingham crew waits for that in writing. An F-gas certified engineer takes the refrigerant out, and our crew is booked in after. Any asbestos found by the refurbishment survey is removed by a licensed contractor and the area certified before we start.

Those three dates go in the quote beside ours, and our programme follows them.

    Why Synergy

Why Nottingham firms choose Synergy Lifting for plant room strip out

    • The building can stay open. Hospitals, campuses and offices across Nottingham keep running while we work, on a route and hours agreed with the estates team.
    • Fixed end dates. The survey tells you before you commit whether the vacation or the shutdown is long enough.
    • You deal with one contractor. We bring the crane and the riggers, take the old plant away and set the new unit.
    • Qualified and accredited. CPCS and NPORS operators, lifts planned to BS 7121, equipment inspected under LOLER and PUWER, SSIP approved, Constructionline Gold Member, certified to ISO 9001 and ISO 14001, and members of the Construction Plant-hire Association.

    Process

How a plant room strip out works

    1. List the plant, say whether the room is in a cellar, on a roof or in between, give us your window and photograph each door and stair up to the street.

    2. We come and look, and decide how it comes out, where each item splits and what the heaviest piece will weigh.

    3. The RAMS and lift plan follow, with any tram line clearance written in and our dates fitted round the isolations.

    4. Then we break the plant down and rig it out to the wagons.

    5. Cellar or roof, the replacement is squared up and levelled where the old one stood, then handed to the fitters to connect.

    FAQs

    Common questions

The stairs, the door at the top and any hatch over the room decide it. Photograph the cellar, the steps and the door onto the street, and we will say where it splits.

Yes, with the clearance from the overhead line agreed first, or an isolation arranged through the tram operator. Both take lead time, so send the address early.

Usually, yes. Most of this work happens in buildings that keep running, so the route is protected, the hours are agreed with the building manager, and the heavy moves go at night or over a weekend where that suits everyone. On a heating or cooling system the building cannot lose, the new plant goes in and is proven before the old plant comes out.

Your M&E contractor, with the isolation, drain down and lock-off signed off in writing before we cut anything. Refrigerant recovery belongs to an F-gas certified engineer and asbestos to a licensed contractor, so we plan our dates around both. We agree at quoting stage who is covering what.
