A plant room strip out is the part of a mechanical and electrical replacement project that everybody underestimates. The new boilers, chillers or air handling units are on order and have a delivery date. What nobody has worked out is how the old ones are coming out of a basement with a 900mm door, or off a roof with no crane standing position, in a building that has to keep running while it happens.

That is the job we do. We take out the redundant plant, get it off site, and get the replacement into position on its bases, working around the building rather than closing it. Most of our Teesside work of this kind is in occupied buildings: hospitals and health centres, schools and college buildings, offices, retail units, and the energy centres that sit behind industrial sites.

What a strip out covers

Breaking down and removing redundant mechanical plant, rigging it out along whatever route the building allows, loading and removing it from site, and positioning the replacement. We work to the M&E contractor’s programme and alongside their people. We do not do the pipework, the electrical work, the refrigerant handling or the commissioning, and we say so plainly at quoting stage so nobody is expecting it.

The item that decides the method is almost never the heaviest one. It is whichever has the worst route, and on a strip out that is usually the chiller on the roof or the boiler in the basement.

Access and planning for a Middlesbrough plant room strip out

Every strip out comes down to one question asked six ways: how does it get out?

Over the roof or through the building. These are the two routes and they price very differently. A crane position that reaches the roof plant, with a road closure if needed, is usually the cheaper answer even allowing for the crane. Through the building means lifts, stairwells, corridors, floor protection and a great deal more labour.
Floor loading on the route. Skates and jacking put a heavy point load onto floors that were designed for people and furniture. Basements, service voids and suspended slabs on the route all get checked before anything moves.
Working in an occupied building. Access windows, out-of-hours working, noise limits, protected routes, lift bookings and who tells the tenants. We agree all of it with the building manager before a date is fixed.
Sectioning. Most large plant is designed to be split at panel or flange joints. Knowing where it comes apart, and what that does to the weight of the heaviest piece, decides whether a job needs a crane at all.
Road closures and lay-down. A crane over a building usually needs part of a road or car park closed. We arrange the traffic management and road closure with Middlesbrough Council, or with Redcar and Cleveland or Stockton as the site requires.
Where the old plant goes. Removal and disposal, or recovery for resale where the plant has life left in it. Worth deciding early, because it changes how carefully things come apart.

What has to happen before we lift anything

A strip out is the last step in a sequence that mostly involves other trades. Getting these out of order is the usual reason a plant room job slips:

Isolation and drain down. Mechanical and electrical isolation with lock-off, systems drained and vented, and confirmation in writing that what we are cutting into is dead and empty. This is your M&E contractor’s work and ours does not start until it is signed off.
Refrigerant recovery. Any system containing refrigerant has to be recovered by an F-gas certified engineer before we touch it. That is a licensed activity and not one we hold, so it stays with your refrigeration contractor. We plan our dates around theirs.
Asbestos. Plant rooms in older Teesside buildings are one of the likeliest places to find it, in pipe lagging, gaskets and flue insulation. A refurbishment and demolition survey has to be in place, and anything identified removed by a licensed contractor with clearance certificates issued, before we work in that space.
Permits. On industrial and process sites the move runs on the operator’s permit to work, including hot work permits for any cutting and confined space clearance where the plant room qualifies as one.
The replacement’s delivery date. On most projects the new plant arrives before the old plant is fully out, so the plant room has to hold both for a period. Where it physically cannot, that constraint drives the whole programme and is worth establishing on day one.

How a plant room strip out works

Tell us what is coming out, what is going in, where the plant room is in the building and when the window is. Photographs of the plant room and of the route to the nearest loading point tell us more than a schedule of equipment.
We survey. The survey settles the one thing that sets the price: whether the plant goes over the roof or through the building, and what the heaviest single piece will be once it is sectioned.
We quote against that method, and we say what has to be done by others first, with the dates those need to land on.
We produce the method statement, risk assessment and lift plan, and agree access, protection, out-of-hours working and any road closure with the building and the local authority.
Once isolations, drain down, refrigerant recovery and any asbestos clearance are signed off, we section, rig, remove and load out, then position the replacement on its bases for your M&E contractor to connect.

Common questions

The chiller is on the roof and there is nowhere to put a crane. What now?

This is the most common question we get on plant room work, and there are usually three answers. Close part of a road or car park and bring in a crane with the reach to work from further back. Section the unit on the roof and take it down through the building. Or use the building’s own access if a goods lift will take the pieces. The survey decides which, and the answer moves the price more than the weight of the unit does.

Do you handle the refrigerant?

No. Recovery has to be done by an F-gas certified engineer before we start, and that stays with your refrigeration contractor. We plan our dates around theirs and will not cut into a system until recovery is confirmed.

What about asbestos?

Plant rooms in older buildings are one of the likeliest places to find it. We work to the refurbishment and demolition survey, and anything identified is removed by a licensed contractor with clearance certificates issued before we work in that space. We do not carry out asbestos removal ourselves.

Can you do it while the building is occupied?

Yes, and most of this work is. It usually means out-of-hours or weekend working for the noisy and disruptive parts, protected routes through occupied areas, and a lift booked out for our use. Hospitals and schools have the tightest rules and we plan to whatever the estates team sets.

Do you take the old plant away?

Yes. It can go for disposal, or for recovery and resale where there is life left in it, which is worth deciding before we start because it changes how carefully things come apart. Either way it leaves site with us and you get the paperwork.

Will you satisfy our procurement and prequalification checks?

Normally yes, and we can send the pack before you ask for it. We are SSIP approved and a Constructionline Gold Member, certified to ISO 9001 and ISO 14001, and members of the Construction Plant-hire Association. Operators are CPCS and NPORS carded, lifts are planned to BS 7121 by an appointed person, and equipment is inspected and thoroughly examined under LOLER and PUWER.
