Access and planning for a Manchester plant room strip out

Five questions the survey answers first:

• How heavy the biggest lift will be. Units come apart at bolted panels and flanges. Once the split points are known, so is the weight of the largest lift, and that settles whether we book a crane or use the goods lift.
• Trams and road closures. Bus lanes and Metrolink overhead lines narrow where a crane can set up in the centre, and clearance to the wires is agreed first. The traffic management and road closure, and a lay-down area, go through Manchester City Council, Salford City Council or Trafford Council depending on the street.
• Slab loads. Skates put the full weight through small points. Cellars lie under central pavements and Trafford Park stands on made ground, so we check the full route.
• Craned from the roof, or carried down inside. Lifting from the roof means paying for the closure and the machine. Bringing plant down inside means lift bookings, floor protection and far more crew time.
• People still working inside. We settle hours, noise, boarded routes and any night shifts with the building manager in advance.

Before anything is lifted

Our crew starts cutting only after three other trades have signed off. The M&E contractor confirms in writing that each system is isolated, drained and locked off. Refrigerant goes to an F-gas certified engineer for recovery. Any asbestos flagged by the demolition and refurbishment survey is cleared by a licensed contractor before we arrive.

Those three dates fix ours, and the quote lists who handles each part. If one of them runs over, we rebook the crane and keep the replacement delivery in step.

How a plant room strip out works

1. Let us have the plant details and the floor or roof deck it sits on, from Deansgate to Trafford Park, with photographs of the route out.
2. We survey and settle which way the plant leaves and how far each unit splits.
3. Then the paperwork: a risk assessment and method statement, plus the lift plan, with our start set after the isolations.
4. The plant is broken down, carried out and loaded for removal.
5. We land and level the replacement, then pass it to the M&E contractor.

Common questions

We are replacing plant in several Greater Manchester buildings. Can they run as one programme?

Yes. Each building gets its own survey and method, then the dates run in one sequence behind the isolation dates your M&E contractor gives us, from Salford to Bolton or Oldham, with one contact throughout.

Our boiler house on Trafford Park opens onto a shared estate road. Can the lift go ahead without shutting it?

Often, if the yard ground carries the outriggers. Otherwise the crane stands on the estate road with the landlord’s consent. Bearing pressures are confirmed at survey, and when no position reaches, the boilers leave in sections through a ground floor door.

Can the building stay open while the plant comes out?

Usually, yes. Most of this work happens in buildings that keep running, so the route is protected, the hours are agreed with the building manager, and the heavy moves go at night or over a weekend where that suits everyone. On a heating or cooling system the building cannot lose, the new plant goes in and is proven before the old plant comes out.

Who isolates and drains the plant before you start?

Your M&E contractor, with the isolation, drain down and lock-off signed off in writing before we cut anything. Refrigerant recovery belongs to an F-gas certified engineer and asbestos to a licensed contractor, so we plan our dates around both. We agree at quoting stage who is covering what.
