What a strip out covers
Boilers, chillers, air handling units, generators and switchgear are broken down to pieces the route will pass, with the dead pipework around them, then taken away. Replacement plant is landed and levelled on its bases. Your M&E contractor sets the dates and keeps the pipework, electrical connections and commissioning.

Access and planning for a Stockport plant room strip out
We walk the route from plinth to wagon and settle these on the way:
- Floors and slabs along the route. Timber floors and voids under the route are checked, and steel plate spreads the load under the skates.
- How small each unit has to go. The split points fix the heaviest piece, and that chooses between a crane and a gantry.
- Up over the roof, or down through the building. The crane and closure are the price of the roof route, and they save days inside. Bringing plant down through the building spends crew time instead, with lifts and stairwells to protect. In the valley the crane needs level standing, and lifts near the viaduct keep rail clearances.
- Where the crane stands on the street. A lift over the building takes part of a road, and the old plant needs a lay-down area. We apply to Stockport Council for the road closure, and riverside ground by the Tame and the Mersey is checked before outriggers go down.
- Working round the occupants. Working hours, noise, a lift and a boarded corridor are agreed with the building manager.
Before anything is lifted
Plant in a mill cellar or at Bredbury Park becomes ours once it has been shut off, drained and locked, and handed over in writing by the M&E contractor. Refrigerant is the F-gas certified engineer’s job. Asbestos found at survey is removed by a licensed contractor, and the room is cleared before our crew goes in.
Our quote carries all three dates, with ours after them. Where a school or health building gives us a fixed holiday or weekend, we confirm the sign-offs before committing crew and crane.

How a plant room strip out works
- Describe the old and new plant and where the room is, and send photographs of the way out.
- We walk the route at survey and mark the split on each unit.
- Paperwork follows: a lift plan, a risk assessment and a method statement. Our start date comes after the isolations.
- Our crew breaks the plant down, moves it out, loads it and takes it off site.
- Replacement plant comes back by the same doorway or roof edge and is levelled for connection.
Common questions
Can the rooftop units on a Bredbury Park building be changed over one weekend?
The survey answers that, from the number of units and how far each splits. Units there have yards where a crane can stand, so the old plant comes off and the new goes up on the same visit.
Our boiler room is below street level in the town centre. How does the plant get up to the road?
In sections, up the existing stair on a hoist or out through a yard opening, each piece sized at survey to fit. Where the room sits well below the road, a crane standing on the higher street can lift the pieces up through an opening.
Can the building stay open while the plant comes out?
Usually, yes. Most of this work happens in buildings that keep running, so the route is protected, the hours are agreed with the building manager, and the heavy moves go at night or over a weekend where that suits everyone. On a heating or cooling system the building cannot lose, the new plant goes in and is proven before the old plant comes out.
Who isolates and drains the plant before you start?
Your M&E contractor, with the isolation, drain down and lock-off signed off in writing before we cut anything. Refrigerant recovery belongs to an F-gas certified engineer and asbestos to a licensed contractor, so we plan our dates around both. We agree at quoting stage who is covering what.
