The plant that comes out runs from chillers and air handling units to boilers, tanks, pumps, switchgear, transformers and generators, and replacements are levelled on their plinths.

Each item is taken down to what the route will carry and moved out on skates and gantries. Replacement plant makes the same trip in reverse. The programme is your M&E contractor’s, and so are the pipework, electrics and commissioning.

Access and planning for a Teesside plant room strip out

What a Teesside strip out is priced against:

Which way it leaves. A crane in the yard that can reach the roof plant takes days off the job compared with carrying it down.
Joints and sections. Panel joints, flange joints and sectional boilers fix how small a unit gets, and the heaviest piece left settles whether a crane has to stand in the yard at all.
Site rules. Inductions, permits to work, exclusion zones and the hours we may be noisy are agreed with the operator or building manager first.
Reclaimed ground. Buildings beside the Tees stand on reclaimed ground with thin records, and a loaded skate puts a lot of weight on a small area, so slabs and voids are checked before we price.
Closing a road or a yard for the lift. A crane working over a building costs a lane or a row of parking bays for the day. We apply for the traffic management and road closure to whichever council holds the road: Stockton-on-Tees, Hartlepool, Middlesbrough or Redcar and Cleveland.

Before anything is lifted

Three sign-offs land before our crew books in. Under the operator’s permit to work, the M&E contractor makes the plant dead and empty, locks it, and signs it over on paper before any cutting starts. Refrigerant on a cooling system goes to an F-gas certified engineer, and we start once the certificate is issued. Anything an asbestos survey turns up is cleared and certified by a licensed contractor first.

Each of the three gets a date in the programme at quoting stage, and our shifts are built to follow them.

How a plant room strip out works

Tell us what comes out, what goes in and where the room sits, and whether the site lets you photograph the route out.
On site we walk the route to the wagon, find where each unit separates and weigh up the heaviest lift left.
We issue the lift plan and RAMS, and set our dates once the M&E contractor has the plant isolated.
The plant comes apart, travels the protected route and loads out on our wagons.
The replacement is set level on its plinth, and the M&E contractor’s fitters make the joints under the site permit.

Common questions

Will wind off the estuary stop a roof lift?

It can, on the river and along the coast, so a crane day carries spare time and the heaviest picks go early in the window. The crew works on inside meanwhile.

Our unit on the A19 has only the yard for a crane. Is that enough?

We measure the reach from the yard to the roof plant and check outrigger loads against the surface, laying mats where the ground asks. Where the yard falls short, the plant splits and comes down inside.

Can the building stay open while the plant comes out?

Usually, yes. Most of this work happens in buildings that keep running, so the route is protected, the hours are agreed with the building manager, and the heavy moves go at night or over a weekend where that suits everyone. On a heating or cooling system the building cannot lose, the new plant goes in and is proven before the old plant comes out.

Who isolates and drains the plant before you start?

Your M&E contractor, with the isolation, drain down and lock-off signed off in writing before we cut anything. Refrigerant recovery belongs to an F-gas certified engineer and asbestos to a licensed contractor, so we plan our dates around both. We agree at quoting stage who is covering what.
