Plant room strip out in Chesterfield and across Derbyshire
Chesterfield’s plant rooms sit behind its working buildings: component works, food producers, life sciences units and the distribution sheds along the M1. When boilers, chillers, refrigeration packs, air handling units or switchgear wear out, we take them out and set the replacement in position, fitting in with the M&E contractor’s dates and working next to their engineers.
We cover Staveley, Dronfield, Brampton, Hasland, Clay Cross and Markham Vale, out to Mansfield, Worksop and Matlock. From a few photographs of the plant and its loading door we can run a desktop survey and send a price the same working day, with night, weekend or shutdown work wherever production must keep going.
What a strip out covers
Our crews cut and unbolt the old plant into pieces that suit the route, rig it out with the dead pipework and steel, and load it onto our wagons. The new plant travels the same route inwards and is landed level on its bases. Pipework, electrical connections and commissioning stay with the M&E contractor.

Access and planning for a Chesterfield plant room strip out
Walking the route with the site team, we work through these points:
- Who is still working in the building. Shifts and cleaning carry on around us, so we agree hours, noise, the lift and a protected route with the site manager.
- Slab loading. On skates, a unit’s full weight bears on a few small points. We check the route, trenches included, and plate it.
- The road outside and the lay-down. Lifting over the roof takes part of a road or yard, plus space to put old plant down. We book the traffic management and closure through Derbyshire County Council or Chesterfield Borough Council. On estates over old colliery workings we also check the ground under the outriggers.
- Split points. Plant splits at flange and panel joints, and the largest section left is what puts a crane on the order, or keeps it off.
- Over the roof, or out through the building. A crane costs hire and a closure but saves labour and days. Bringing it down inside means booking the lift, protecting floors and putting more people on the job. South west of the town towards Matlock, a sloping yard changes where a crane can stand level.
Before anything is lifted
Before our riggers cut anything, each production system is isolated and emptied, with locks fitted, and we hold the M&E contractor’s written confirmation. An F-gas certified engineer has taken off the refrigerant, and a licensed contractor has removed any asbestos the survey found.
We collect those dates when we quote and plan our crane and crew behind them. Where the plant room serves a production line, we ask for all three to be finished before the line stops.

How a plant room strip out works
- Share the plant list, where it sits and photographs of each trench, door and ramp on the way out.
- The survey agrees the route out with your site team and marks the joints to split at.
- RAMS and lift plan are issued, with our dates after the isolations and round the shift pattern.
- The old plant is broken down, taken along the protected route and loaded out.
- We land the replacement, level it on its bases and hand it over for connection.
Common questions
Our plant room serves a clean area in a life sciences unit. How does the old plant leave?
Along a route agreed with your quality team, with the clean side sealed off and each section wrapped before it leaves. The new unit comes in the same way, in pieces small enough for the service corridor.
Refrigeration at our food site near the M1 runs around the clock. When can it be changed?
Inside a planned stop, or in stages while the site runs on temporary cooling. The survey tells you how long the swap needs.
Can the building stay open while the plant comes out?
Usually, yes. Most of this work happens in buildings that keep running, so the route is protected, the hours are agreed with the building manager, and the heavy moves go at night or over a weekend where that suits everyone. On a heating or cooling system the building cannot lose, the new plant goes in and is proven before the old plant comes out.
Who isolates and drains the plant before you start?
Your M&E contractor, with the isolation, drain down and lock-off signed off in writing before we cut anything. Refrigerant recovery belongs to an F-gas certified engineer and asbestos to a licensed contractor, so we plan our dates around both. We agree at quoting stage who is covering what.
