What a strip out covers

Our crew takes redundant plant apart until each piece fits the way out, then rigs it clear and off site. Boilers and chillers, air handling units, pumps and tanks, generators and switchgear, and the dead pipework and steel all come under it. Then the replacement plant is brought in and landed level on its bases, ready for the M&E contractor to connect.

Access and planning for a Hull plant room strip out

Settled at survey, before a Hull job takes a date:

The biggest piece after splitting. Section, panel and flange joints give the split points, and whatever the biggest piece then weighs tells us if a crane has to come.
What the floors and yard will carry. A jacked load presses hard on one spot of slab, and much of Hull stands on reclaimed land, so we check the route inside and the crane’s standing outside.
Keeping the building open. Access hours, noise, lift bookings and boarded routes are agreed with the building manager.
Road space and lay-down. Lifting over a building closes some of a road or car park and needs a spot to land the old unit. We apply for the traffic management and road closure with Hull City Council, or East Riding of Yorkshire Council beyond the city boundary.
A crane from outside, or a route inside. A crane lift is quicker and costs the hire and the closure. An internal route costs labour, protection and hours. Near the estuary the crane day also carries a wind check and an agreed fallback date.

Before anything is lifted

Nothing is cut until other trades have finished their part. The M&E contractor isolates, drains and locks off each system and puts that in writing. An F-gas certified engineer recovers the refrigerant from chillers and freezer plant. If asbestos turns up in the refurbishment and demolition survey, a licensed contractor removes it first.

We set our dates behind all three at quoting stage. Where old and new plant have to share the room for a while, that overlap goes into the same programme.

Common questions

Does the weather on the Humber put a roof lift at risk?

It can move the crane day, so a fallback date is agreed at planning. Work inside the plant room carries on, so a windy morning costs the lift and leaves the rest of the programme where it was.

Our plant room is in the Old Town, on a narrow street. Can the old plant still come out?

Yes. Where a nearby street or car park is wide enough, Hull City Council closes it for the day and a crane lifts from there. Where no position reaches the plant, it is split and brought down through the building to a loading point.

Can the building stay open while the plant comes out?

Usually, yes. Most of this work happens in buildings that keep running, so the route is protected, the hours are agreed with the building manager, and the heavy moves go at night or over a weekend where that suits everyone. On a heating or cooling system the building cannot lose, the new plant goes in and is proven before the old plant comes out.

Who isolates and drains the plant before you start?

Your M&E contractor, with the isolation, drain down and lock-off signed off in writing before we cut anything. Refrigerant recovery belongs to an F-gas certified engineer and asbestos to a licensed contractor, so we plan our dates around both. We agree at quoting stage who is covering what.
