What a strip out covers

We break the old plant down as far as the route needs, rig it out and take it away with the dead pipework and steel. Then we land the replacement and level it on its bases. The M&E contractor runs the job and does the connections and commissioning.

Access and planning for a Sheffield plant room strip out

A Sheffield strip out gets its price and dates once these are clear:

The people using the building. Wards, lecture theatres and let offices stay in use, so we agree hours, noise, corridor protection and lift bookings with the building manager first.
Floors on the route. A boiler on skates bears on a few small wheels, on slabs built for people and furniture, so we check the route and lay plates.
Where each unit splits. A boiler parts at its cast sections and an air handling unit at its casing bolts. The heaviest piece left decides between a crane and the goods lift.
Crane over the roof, or a route through the building. A crane adds hire and a closure but saves labour. Coming down inside takes lift time, floor protection and a bigger crew. On Sheffield’s hills, a sloping standing position changes how the crane levels and what it lifts at radius.
Closures and the trams. A crane in the centre needs part of the road and a spot to set old plant down. The traffic management and road closure goes to Sheffield City Council, and we agree clearance to the tram wires beforehand.

Before anything is lifted

Other trades sign off their work before our crew cuts anything. From a Don Valley works to a city-centre office, your M&E contractor takes each system off, runs it dry and puts the locks on, then confirms it in writing. An F-gas certified engineer deals with any refrigerant. The asbestos survey has to be done too, and anything it finds taken out by a licensed contractor.

We ask for each of those dates when we quote and set our programme against them. A late sign-off moves our crew back to suit, and the site hears straight away what that means for the replacement.

Common questions

Our building is on one of Sheffield’s steep streets. Can a crane still lift the roof plant?

Yes, where the survey finds a position in reach that levels on mats and packing, which can mean closing a side street or car park for the lift. If none works, the unit is split on the roof and brought down inside.

Our boiler house serves a works in Attercliffe. Can the strip out go into our annual shutdown?

Yes. We plan back from the restart date, stage the new plant in the yard where there is room, and tell you at survey whether the shutdown fits both jobs.

Can the building stay open while the plant comes out?

Usually, yes. Most of this work happens in buildings that keep running, so the route is protected, the hours are agreed with the building manager, and the heavy moves go at night or over a weekend where that suits everyone. On a heating or cooling system the building cannot lose, the new plant goes in and is proven before the old plant comes out.

Who isolates and drains the plant before you start?

Your M&E contractor, with the isolation, drain down and lock-off signed off in writing before we cut anything. Refrigerant recovery belongs to an F-gas certified engineer and asbestos to a licensed contractor, so we plan our dates around both. We agree at quoting stage who is covering what.
