Access and planning for a Leeds plant room strip out

We settle these before a date goes in the diary:

Floor loading. The floors were not built for a boiler on skates. Older buildings in Holbeck and Hunslet sit on made ground with cellars under the pavement, so we check the whole route.
Tenants and hours. We need the estates manager’s agreement on hours, noise, a lift for our use and how the route is protected.
Where a crane can legally stand. Bus gates and pedestrianised streets limit the options, and the tunnelled inner ring road keeps tall loads off it. Leeds City Council grants the closure, and we apply and run the traffic management on the day.
Roof or stairwell. A crane reaching the roof plant is usually the quicker job, even paying for the closure. Carrying down inside means lifts, stairwells, corridors and a lot more labour.
Where the plant splits. Large units come apart at their panel and flange joints, and that sets the weight of the heaviest piece and whether we need a crane.

Before anything is lifted

Three other trades have to sign off before we start. In a Leeds building the plant is made dead, emptied and locked by the M&E contractor’s fitters, and they confirm it to us on paper. An F-gas certified engineer takes out any refrigerant, and we book in after them. If the R&D survey finds asbestos, a licensed contractor removes it and certifies the room.

Each of those gets a date in the programme when we quote. If one slips, our crew moves with it.

Common questions

The plant room is off a pedestrianised street. Where does the crane stand?

Back from the building, on a road or car park closed for the day, with the reach worked out to clear the building line. Bus gates rule out many positions, so central lifts go in an evening or Sunday slot.

Can a strip out fit inside a school or college holiday?

It depends on the plant and the route, and the survey will tell you. We work back from the reopening date and say before you commit whether the break is long enough.

Can the building stay open while the plant comes out?

Usually, yes. Most of this work happens in buildings that keep running, so the route is protected, the hours are agreed with the building manager, and the heavy moves go at night or over a weekend where that suits everyone. On a heating or cooling system the building cannot lose, the new plant goes in and is proven before the old plant comes out.

Who isolates and drains the plant before you start?

Your M&E contractor, with the isolation, drain down and lock-off signed off in writing before we cut anything. Refrigerant recovery belongs to an F-gas certified engineer and asbestos to a licensed contractor, so we plan our dates around both. We agree at quoting stage who is covering what.
