What a strip out covers

Most jobs involve some mix of chillers, condensers, AHUs, boilers, calorifiers, pumps, tanks, pressurisation sets, switchgear, transformers and generators, plus old pipework and steel. Every item is brought down to a size the route will take, then loaded out. The replacement follows the same path in and is set level on its bases.

Access and planning for a Reading plant room strip out

Before we give a date for Reading work, we look at:

Over the roof or out through the building. A crane at roof level trades a standing position and road space for the crew hours stairs, lifts and floor protection eat. The two routes price a long way apart.
The hours a live building gives. Data halls and let offices on the corridor set the window, and the programme runs back from its finish time. Permits, escorts, lift bookings and noise limits are settled with the building manager.
Where each unit splits. Panel and flange joints decide the weight of the heaviest piece that travels, and that settles whether a crane is booked.
Floors and yards. Jacks and skates put a lot of weight through a small footprint. Raised access floors, made ground by the Thames and the Kennet, and yards over drainage are checked and plated.
Somewhere for the crane and the old plant. Lifting over a building takes a carriageway or a stretch of car park, plus room to set sections down. The traffic management and road closure goes to Reading Borough Council, Wokingham Borough Council or West Berkshire Council, depending on the street, and we make the application.

Before anything is lifted

Your M&E contractor carries out the mechanical and electrical isolation, the drain down and the lock-off, and signs that off in writing ahead of our first cut. Refrigerant is the F-gas certified engineer’s to remove, and the paperwork reaches us before the cooling plant is opened. Any asbestos the pre-refurbishment survey turns up is cleared first, by a licensed contractor.

All three sit ahead of our dates, and the quote spells out the split. In a corridor data hall or a let office the building’s permit system governs the hours all of it runs in, so we settle the permit route on the first call.

Common questions

Can you finish inside a data hall window that closes Monday morning?

Yes. Each leg of the route is timed at survey and the crew sized to the window, under your permits and escorts. Where one window holds part of the job, it is split across two.

Where does a crane stand for roof plant on a business park?

The survey answers that from the yard drawings. Outriggers go onto mats or plates sized to the bearing pressure, clear of drainage beneath. Where the yard gives nothing, the crane takes road space under a Reading Borough Council closure.

Can the building stay open while the plant comes out?

Usually, yes. Most of this work happens in buildings that keep running, so the route is protected, the hours are agreed with the building manager, and the heavy moves go at night or over a weekend where that suits everyone. On a heating or cooling system the building cannot lose, the new plant goes in and is proven before the old plant comes out.

Who isolates and drains the plant before you start?

Your M&E contractor, with the isolation, drain down and lock-off signed off in writing before we cut anything. Refrigerant recovery belongs to an F-gas certified engineer and asbestos to a licensed contractor, so we plan our dates around both. We agree at quoting stage who is covering what.
