Access and planning for a Grangemouth plant room strip out

The survey walks from plant room to wagon and settles five things:

The building carries on around us. Access windows, noise hours, a booked lift and a boarded route are fixed with the building manager first.
How far each unit comes apart. Casing joints, boiler sections and flanges set the smallest pieces on offer, and the heaviest says whether a crane is needed.
Picked off the roof, or brought down inside. A roof lift buys speed and pays in crane time and road space; the internal route spends it on labour and stair hours. Wind counts here, as the upper Forth is open and gusts at parapet level on still days at ground.

Nothing is cut until your M&E contractor has isolated the plant, drained it down, locked it off and signed that over in writing. Refrigerant is drawn off first by an F-gas certified engineer, and any asbestos the refurbishment survey finds is cleared by a licensed contractor.

Each carries its own date and ours sit behind them. On a job tied to a shutdown the window opens once, so all three are confirmed while the stop is planned.

Common questions

The chiller is on a roof open to the Forth. Will wind stop the lift?

It can, and the crane’s chart against the sail area settles it, not the forecast in town. A wind limit and a fallback date are agreed when the lift is planned.

Our building is in Bo’ness rather than Grangemouth. Who grants the road closure?

Falkirk Council covers both, with Larbert, Denny and Polmont. Linlithgow goes to West Lothian, Alloa to Clackmannanshire and Stirling to its own. We apply and fit the lift to the slot.

Can the building stay open while the plant comes out?

Usually, yes. Most of this work happens in buildings that keep running, so the route is protected, the hours are agreed with the building manager, and the heavy moves go at night or over a weekend where that suits everyone. On a heating or cooling system the building cannot lose, the new plant goes in and is proven before the old plant comes out.

Who isolates and drains the plant before you start?

Your M&E contractor, with the isolation, drain down and lock-off signed off in writing before we cut anything. Refrigerant recovery belongs to an F-gas certified engineer and asbestos to a licensed contractor, so we plan our dates around both. We agree at quoting stage who is covering what.
