Access and planning for an Ipswich plant room strip out

An Ipswich survey settles these five points.

Over the top or through the middle. A roof lift costs a crane day and a closure. The internal route costs crew hours, floor protection and lift bookings. When wind shuts the Orwell Bridge, A14 traffic diverts through the town, so a roof lift gets a spare date.
Where each unit splits. Panel joints and flanges give the break points, and whether we crane on the waterfront rests on the heaviest piece left.
A place to stand and to land. Craning over a building takes a lane or part of a car park, plus space to land the old unit. Suffolk County Council handles the closure and traffic management, and we make the application.
Occupants carrying on. The building manager tells us when we can work, how loud, and when the goods lift is ours. Corridors on the route get protected.
Slabs, voids and made ground. A unit on skates sits on a few small points, and a suspended floor has to carry them. By the wet dock and the Orwell the ground is low-lying and made, so the crane’s standing gets checked too.

Before anything is lifted

Other trades finish their part before our crew cuts anything. At a waterfront office or A14 shed, the M&E contractor kills, drains and locks each system, in writing. The refrigerant has to be recovered, and that needs an F-gas certified engineer. Any asbestos found by the survey is cleared by a licensed contractor.

Our dates follow theirs. If the new plant arrives before the old has gone, we agree with the M&E contractor where it waits and in what order the two swap.

Common questions

Our plant room is in a building by the wet dock. Where does the crane go?

On a road, yard or car park beside the building, once the ground is checked. Waterfront land is low-lying and made, so outrigger loads go onto mats. If no position works, the plant is split and brought out through the building.

Can you replace the boilers in a food factory without breaking its hygiene rules?

Yes. The route is agreed with your hygiene team at survey, floors and doors along it are sheeted, and our crew follows the site’s clothing rules.

Can the building stay open while the plant comes out?

Usually, yes. Most of this work happens in buildings that keep running, so the route is protected, the hours are agreed with the building manager, and the heavy moves go at night or over a weekend where that suits everyone. On a heating or cooling system the building cannot lose, the new plant goes in and is proven before the old plant comes out.

Who isolates and drains the plant before you start?

Your M&E contractor, with the isolation, drain down and lock-off signed off in writing before we cut anything. Refrigerant recovery belongs to an F-gas certified engineer and asbestos to a licensed contractor, so we plan our dates around both. We agree at quoting stage who is covering what.
