What a strip out covers

It takes in heating and hot water plant, chillers and condensers, air handlers, pumps and tanks with their pressurisation sets, switchgear, transformers and generators, plus the old pipework and the steel that carried them. Each piece is cut or unbolted down to what the route will pass, rigged out and cleared from site. The new unit goes back in the same way.

Access and planning for a Dover plant room strip out

Survey day answers these before anything is priced:

A lane or a yard to work from. A lift over the building needs a lane or a slice of yard, plus room to set the old unit down. Kent County Council grants the closure, and we time it to miss the worst of the port traffic on the A20 and A2.
Crane or stairs. Over the roof the cost sits in the crane day and the closure; inside it sits in crew hours, floor protection and lift bookings. Kerbside ground is scarce between the cliffs and the water, so the standing position is proved first.
The building carrying on around us. The building manager sets our hours, the noise limit, the route we protect and the goods lift we use.
How the units break down. Bolted panels and flanged joints mark where it comes apart, and the heaviest split piece shows if a crane is worth a Kent closure.
Floors and cellars. A unit on skates or jacks bears down on a few small points, so we check cellars, timber floors and made ground.

Before anything is lifted

Other trades finish three jobs before our crew arrives. The M&E contractor makes the systems dead, drains them, locks them off and puts it in writing. An F-gas certified engineer takes off the refrigerant. If the asbestos survey for the refurbishment finds anything, a licensed contractor removes it and certifies the area.

Those dates go into the programme at survey and ours follow them. Pipework, electrical work and commissioning stay with the M&E contractor, and who covers what is written down at quoting stage.

How a plant room strip out works

Common questions

Our seafront street holds one vehicle at a time. How do the old and new units swap over?

In an order agreed before the day. The old unit goes onto a wagon, the street clears, and the replacement follows it in. Where one shift cannot take both moves, the swap runs over an evening or a Sunday.

Can a strip out at a Whitfield unit run while the rest of the building works?

Yes. The plant room is fenced off and the route to the door protected, so forklifts and deliveries keep clear. Noisy work and the crane go into a weekend or a booked shutdown.

Can the building stay open while the plant comes out?

Usually, yes. Most of this work happens in buildings that keep running, so the route is protected, the hours are agreed with the building manager, and the heavy moves go at night or over a weekend where that suits everyone. On a heating or cooling system the building cannot lose, the new plant goes in and is proven before the old plant comes out.

Who isolates and drains the plant before you start?

Your M&E contractor, with the isolation, drain down and lock-off signed off in writing before we cut anything. Refrigerant recovery belongs to an F-gas certified engineer and asbestos to a licensed contractor, so we plan our dates around both. We agree at quoting stage who is covering what.
