Access and planning for a Grimsby plant room strip out

We agree these before a Grimsby job gets a date.

A building that stays open. Hospitals, schools and offices set our hours, noise limits, lift bookings and route. On a cold store the insulated doors open only at agreed times.
Kerbside and lay-down. Lifting over the building needs part of a road or car park and a landing spot for the old unit. The closure goes through North East Lincolnshire Council, or North Lincolnshire Council at Ulceby and Killingholme, and we set up the traffic management with it.
Floors and reclaimed land. Toe jacks and skates put a unit’s weight onto a few points, so suspended slabs on the route are checked first. Much of the land along the bank was reclaimed, and crane mats are sized to suit.
Where the heaviest piece gets split. Boilers part at their sections and air handling units at their frames, and the largest piece left shows whether a crane is worth bringing into a dockside yard.
Up over the roof, or out along the corridors. Craning off the roof means a crane on hire and a closure. Taking plant out along the corridors means labour, floor protection and night working. The survey prices both.

Before anything is lifted

In a cold store or clinic, each system is made dead, emptied and locked off by the M&E contractor, who signs before our crew cuts a single pipe. Any refrigerant in the chillers or the cold store plant is recovered by an F-gas certified engineer. Where the survey finds asbestos, a licensed contractor clears it first.

The quote shows who is covering each of those three. Once all of them are confirmed, the crane and crew go into the programme.

Common questions

Can a boiler change at a Grimsby school finish inside the summer holidays?

Yes, when the survey happens in the spring term. That leaves time to settle the route and fit our dates to the isolations, so the holiday goes on the work itself.

Our Europarc unit has roof chillers above a staff car park. Where does the crane stand?

In the car park, at a weekend or after the last shift. Where the reach falls short, North East Lincolnshire Council closes part of the estate road and the crane stands there.

Can the building stay open while the plant comes out?

Usually, yes. Most of this work happens in buildings that keep running, so the route is protected, the hours are agreed with the building manager, and the heavy moves go at night or over a weekend where that suits everyone. On a heating or cooling system the building cannot lose, the new plant goes in and is proven before the old plant comes out.

Who isolates and drains the plant before you start?

Your M&E contractor, with the isolation, drain down and lock-off signed off in writing before we cut anything. Refrigerant recovery belongs to an F-gas certified engineer and asbestos to a licensed contractor, so we plan our dates around both. We agree at quoting stage who is covering what.
