Plant room strip out in Bournemouth and across Dorset

What a strip out covers
A strip out takes boiler and calorifier sets, chillers and condensers, air handling units, pump and pressurisation skids, tanks, generators, transformers and switchgear, with the pipework and steelwork around them. Each goes down to pieces the route will take. The new units land square on their bases, and the M&E contractor’s engineers take over for pipework, power and commissioning.

Access and planning for a Bournemouth plant room strip out
A Bournemouth quote waits on these five:
- Street space and lay-down. Service yards behind the cliff-top buildings are small and sloping, which puts the crane on the road at the front. Traffic management and closures go in with Bournemouth, Christchurch and Poole Council, or Dorset Council at Ferndown.
- The hours the building will give. Hotels, venues and let offices trade through the work, so access windows, noise limits, a protected route and the lift we take are settled with the building manager first.
- How far each unit strips down. Casing joints, flanges and boiler sections give somewhere to part it, and what the heaviest piece weighs then sets whether a crane comes or gantries and chain blocks do it.
- What the route stands on. A unit on skates and jacks lands on a few small contact points, so cellars inside, and sand, made ground and harbour fill outside, are proved.
- Roof route or internal route. The money moves between the two routes. Lifting from the road buys a machine and a closure for the day. Coming down inside buys shifts, which the building gives up slowly.
Before anything is lifted
Three sign-offs belonging to other trades land before our crew arrives. Isolation, drain down and lock-off are the M&E contractor’s, and they reach us in writing before anything is cut. Refrigerant is recovered by an F-gas certified engineer, and our dates sit behind that certificate. Asbestos sits with the refurbishment and demolition survey, and with the licensed contractor who clears and certifies the room.
All three dates are asked for while the job is being priced, and our crew books in behind the last of them. Where the seafront season pins one end of the window and a delivery date the other, we say at survey which is squeezing harder.

How a plant room strip out works
- List the old plant and the new, say which level the room is on, and send photographs of the way out.

- The plant travels out along a protected route and goes onto our wagons.
- The replacement lands on its bases, is levelled and shimmed, then goes over for connection.
Common questions
The chiller is on a roof deck above a narrow cliff-top yard. Where does the crane stand?
On the road at the front in most cases, with a closure and marshalling keeping the pavement clear, because the yard behind is small and sloping. Otherwise it is parted on the deck and comes down inside.
Tenants sit above our town-centre cellar boiler room. How does the old boiler get out?
In pieces the stair or pavement hatch will pass. Burner and flue come away first, the shell is parted cold at its sections, and the pieces skate to the loading door.
Can the building stay open while the plant comes out?
Usually, yes. Most of this work happens in buildings that keep running, so the route is protected, the hours are agreed with the building manager, and the heavy moves go at night or over a weekend where that suits everyone. On a heating or cooling system the building cannot lose, the new plant goes in and is proven before the old plant comes out.
Who isolates and drains the plant before you start?
Your M&E contractor, with the isolation, drain down and lock-off signed off in writing before we cut anything. Refrigerant recovery belongs to an F-gas certified engineer and asbestos to a licensed contractor, so we plan our dates around both. We agree at quoting stage who is covering what.
