What a strip out covers

A strip out takes boiler and calorifier sets, chillers and condensers, air handling units, pump and pressurisation skids, tanks, switchgear, transformers and generators, with the pipework and steelwork around them. Each goes down to pieces the route will take. Replacements are set square in the room, cellar or cliff-top roof deck, and the M&E contractor’s engineers take over for pipework, power and commissioning.

The road at the front. Service yards behind the cliff-top buildings are small and sloping, which puts the crane on the road at the front. Traffic management and closures go in with Bournemouth, Christchurch and Poole Council, or Dorset Council at Ferndown.
Trading hours. Hotels, venues and let offices stay open, so the building manager sets when we work, how much noise we make, the route we protect and which lift we use.
How far each unit strips down. Casing joints, flanges and boiler sections give somewhere to part it, and what the heaviest piece weighs then sets whether a crane comes or gantries and chain blocks do it.

Preparation

Before anything is lifted

Our crew arrives after three other jobs are done. Shutting off, emptying and locking the plant falls to the M&E contractor, who confirms it to us before anything is cut on a Bournemouth job. An F-gas certified engineer takes the refrigerant out, and our dates follow that certificate. Asbestos is found by survey before the refurbishment starts, then cleared and certified by a licensed contractor.

We ask for those dates while pricing and book in after the last. Where the seafront season pins one end of the window and a delivery date the other, we say at survey which is squeezing harder.

How a plant room strip out works

Tell us the old plant and the new, and which level the room is on.
At survey we trace the way from cellar or roof deck to the road at the front and find the split points. Together they tell us the heaviest piece.
Risk assessment, method statement and lift plan come next. The crew is booked for after the plant has been isolated and drained.
The plant travels out along a protected route and goes onto our wagons.
Each replacement is landed and shimmed level clear of the sheeted route guests and tenants use, ready for connection.

FAQs

Common questions

The chiller is on a roof deck above a narrow cliff-top yard. Where can the crane go?

On the road at the front in most cases, with a closure and marshalling keeping the pavement clear, because the yard behind is small and sloping. Otherwise it is parted on the deck and comes down inside.

Tenants sit above our town-centre cellar boiler room. How does the old boiler get out?

In pieces the stair or pavement hatch will pass. Burner and flue come away first, the shell is parted cold at its sections, and the pieces skate to the loading door.

Can the building stay open while the plant comes out?

Usually, yes. Most of this work happens in buildings that keep running, so the route is protected, the hours are agreed with the building manager, and the heavy moves go at night or over a weekend where that suits everyone. On a heating or cooling system the building cannot lose, the new plant goes in and is proven before the old plant comes out.

Who isolates and drains the plant before you start?

Your M&E contractor, with the isolation, drain down and lock-off signed off in writing before we cut anything. Refrigerant recovery belongs to an F-gas certified engineer and asbestos to a licensed contractor, so we plan our dates around both. We agree at quoting stage who is covering what.
