Factory relocation in Middlesbrough and across Teesside
Moving a single machine is a job. Moving a factory is a programme. We take plants apart, move them and put them back together: the machines, the services that feed them, the racking, the office contents and the awkward one-off items nobody remembers until the week before. On Teesside that usually means one of three things. A business is consolidating two sites into one. A plant is closing and the working assets are going to a sister site, often abroad. Or a landlord change is forcing a move on a date nobody chose.
The difference between a factory move that works and one that runs over is almost never the lifting. It is the order things come out in, and whether the receiving site is ready when they arrive. We sequence both ends, and we do the surveying that tells you which of your machines is going to be the problem before it becomes one.
What a factory relocation covers
Survey and asset register, then rigging and extraction, packing and transport, and reinstallation, levelling and setting to line at the far end. Where a machine is not going with you we can remove it for sale or disposal instead. Disconnection and reconnection are coordinated with your own engineers and the equipment manufacturers, and we agree who is covering what at survey stage.

Most moves run several of these at once. A phased relocation keeps part of the plant producing while another part is already on the road, which costs more in visits and saves more in downtime. We will tell you at survey stage which parts can overlap and which cannot.

Access and planning for a factory move in Middlesbrough
Six things decide whether a Teesside relocation holds its dates:
- The receiving site, not the one you are leaving. More relocations slip because a base was not poured or a supply was not run than because a machine would not come out. We survey both ends and put the receiving site’s readiness dates on the same programme as the extraction dates.
- The asset register. Every item numbered, weighed and matched to a position at the far end. Without it the last day of a move turns into people standing around a lorry deciding what goes where, which is where damage happens.
- Getting it out. On older Teesside works the machines went in before the walls did. Door and gate widths, internal headroom, columns, floor levels and whether a roof panel can come off decide the method and usually the price.
- Floor loading at both ends. Skates and jacking put a very large load into a small footprint, and a receiving building is often an unknown. We check slab capacity and spread the load where the figures call for it.
- Permits on the COMAH sites. Inside the chemical cluster the sequence is built around when isolation, gas-free and hot work certificates can be issued, not around our diary. Several are valid for a single shift only.
- Road closures and abnormal loads. Where a load-out needs part of a road closed we arrange the traffic management and road closure with Middlesbrough Council, or with Redcar and Cleveland or Stockton as the site requires. Oversized items are covered below.
Oversized items and the route off site
A factory move usually contains two or three items that will not travel as a normal load. A movement becomes an abnormal load once the vehicle and load together pass 44,000kg gross, 2.9m in width or 18.65m in length, and from there it runs under the Special Types General Order: Category 1 up to 46,000kg, Category 2 up to 80,000kg and Category 3 up to 150,000kg gross.
The notice periods are what bite on a phased programme, because they have to sit inside a sequence that is already fixed at both ends:
- Two clear working days to the police for a load over 2.9m wide or 18.65m long.
- Five clear working days to the highway and bridge authorities once the gross weight passes 80,000kg, submitted through ESDAL so every structure owner on the route can object or set conditions.
- A Special Order above 150,000kg or wider than 6.1m, measured in weeks rather than days.
We identify those items at survey stage rather than when the lorry is booked, which is the difference between a notified movement and a week lost. Out of Middlesbrough the usual routes are the A66 east to west, the A19 or the Newport Bridge across the Tees, the A174 Parkway for the Wilton and Lackenby works, and the A19 or A1(M) onward. Which one a load can take depends on its height, width and swept path more than its weight.

Storage matters more on relocations than on any other job we do, because the receiving site is often not ready for everything at once. Equipment can come out on your landlord’s date and go in on your production date without those two having to be the same day.
How a factory relocation starts
- Tell us where you are moving from and to, roughly how many machines are involved, and the date the plant has to be producing again. That last one drives everything else.
- We walk both sites. The survey produces the asset register, the route out for each item, the items that will need abnormal load notice, and the readiness dates the receiving site has to hit.
- We quote against the sequence, not against a machine count, and we say plainly which parts have to happen in a shutdown and which can run alongside production.
- We produce the method statements, risk assessments and lift plans, and agree permits, windows and access with both sites.
- We extract, pack, transport, reinstall, level and set to line, and hand each item over to your commissioning engineers in the order your restart needs them.
Common questions
How long does a factory relocation take?
The honest answer depends far more on the receiving site than on the plant being moved. A small works of a dozen machines into a building that is genuinely ready is usually two to three weeks on site. A process plant, or a move where the destination is still being fitted out, runs over months in phases. We give you the sequence at quoting stage so the dates are visible before you commit to them.
Can we keep producing while the move happens?
Usually yes, in part. A phased move takes the lines you can spare first, gets them running at the new site, then takes the rest. It costs more in mobilisations and saves more in lost output, and which way that trade lands is worth working out early.
How is disconnection handled?
It is agreed at survey and written into the programme, because it has to sit in the right place in the sequence instead of being sorted out on the day. In practice it is a mix of our people, your maintenance team and the equipment manufacturers, and we set out who is covering what before the first machine moves.
What happens to the machines we are not taking?
We can strip them out in the same visit and remove them for sale or disposal, which is usually cheaper than a separate clearance afterwards and leaves the building in a state your landlord will accept. Tell us at survey stage which items are going and which are not.
Do you handle moves abroad?
We do the UK end: decommissioning, extraction, export packing and crating, and loading to suit the mode of transport. The shipping itself is your freight forwarder’s, and we crate to match the mode and the route they have booked.
Will you satisfy our procurement and prequalification checks?
Normally yes, and we can send the pack before you ask for it. We are SSIP approved and a Constructionline Gold Member, certified to ISO 9001 and ISO 14001, and members of the Construction Plant-hire Association. Operators are CPCS and NPORS carded, lifts are planned to BS 7121 by an appointed person, and equipment is inspected and thoroughly examined under LOLER and PUWER. Method statements, risk assessments, lift plans and insurance certificates come as standard.
