Access and planning for a Coventry plant room strip out

On a Coventry survey we look at:

Roof or stairs. A crane from the street costs a machine and a closure. Carrying plant down inside means lift bookings, protected floors and many more hours for the crew.
Floor loads. A heavy unit on skates sits on a few small points, so we check every slab and duct cover on the route and mat them where needed.
People still in the building. We agree hours, noise, the lift and a protected corridor with the building manager. On the research parks the heavy moves go when tests in the rooms next door are paused.
Size of the pieces. Units split at their panel and flange joints, and whether a crane comes rests on the biggest piece left.
Standing room, closures and lay-down. Short, tightly curved ring road slip roads limit which crane reaches a central site, and when. We apply to Coventry City Council or Warwickshire County Council for the road closure and traffic management, and find somewhere to set the old plant down.

Before anything is lifted

Nothing of ours starts until three other trades have signed off. First each system, Ansty laboratory or Foleshill boiler room alike, is isolated and drained with its locks on, signed for on paper by the M&E contractor, and an F-gas certified engineer takes off any refrigerant.

Any asbestos in the building is a licensed contractor’s job, finished and certified before our crew goes in. We set our crew and crane dates behind all three, and the quote names who covers each.

How a plant room strip out works

Note the plant, the floor or roof it sits on, and photograph the route to the lorry, lift car included.
Walking the route, we decide where each unit splits to suit the lift car.
Next come the lift plan and RAMS, with our dates booked for after the plant is isolated.
The crew takes the old plant apart and gets it off site.
Your M&E contractor connects the replacement once we have levelled it on its bases.

Common questions

Our replacement chillers reach the Foleshill site before the old ones are out. Where do they wait?

In the yard, protected and clear of the crane, if there is space. Where the yard is full, delivery is timed to our lift day and each unit goes from the lorry straight to the roof.

The crane has to stand on a street near the ring road. Who sorts out the closure?

We do, through Coventry City Council, with signs, barriers and marshals supplied as part of the job. The council needs notice, so send the address early.

Can the building stay open while the plant comes out?

Usually, yes. Most of this work happens in buildings that keep running, so the route is protected, the hours are agreed with the building manager, and the heavy moves go at night or over a weekend where that suits everyone. On a heating or cooling system the building cannot lose, the new plant goes in and is proven before the old plant comes out.

Who isolates and drains the plant before you start?

Your M&E contractor, with the isolation, drain down and lock-off signed off in writing before we cut anything. Refrigerant recovery belongs to an F-gas certified engineer and asbestos to a licensed contractor, so we plan our dates around both. We agree at quoting stage who is covering what.
