Access and planning for a Hartlepool plant room strip out

What the survey has to answer before a strip out is priced:

Weight on the floors we cross. The load on a skate sits on a very small patch, so basements, voids and slabs are checked, and the made ground of the docks too.
Where the crane and the plant stand. Reaching over the building means giving up part of a road or car park, and the lay-down has to hold the old unit and the new one. In the town the application goes to Hartlepool Borough Council, and in Billingham to Stockton-on-Tees, and we sort the traffic management and road closure.
Crane from the street, or carry down. A machine reaching roof plant from the street saves days on the stairwells. Plant exposed to the sea gets a wind limit and a fallback day.
Before the crew is sent. Port and site inductions, the access window, our lift booking and the route protection are all in place.

Work that belongs to other trades comes first, and our dates sit behind it. Your M&E contractor handles the isolation, the drain down and the lock-off, and puts it in writing ahead of us starting. Refrigerant is taken off by an F-gas certified engineer, and we see the certificate before a cooling system is touched. Asbestos is for a licensed contractor, working from the asbestos survey, and the space is certified before we go in.

Those dates go into the programme at quoting stage alongside ours, so everybody sees the sequence.

How a plant room strip out works

First we need the plant list, old and new, where the room sits and photographs of the way out.
Then a survey, to fix the route out and where each unit separates.
Next we issue a lift plan with the method statement and risk assessment, and tie our start to the isolation dates.
The plant is broken down, moved out along the agreed route and loaded for removal.
Replacement plant is trued up on the plinth, with any sea-wind hold already allowed for, and left ready to connect.

How soon can somebody look at a plant room in the town?

Photographs and a plant schedule price most jobs the same working day. Where the way out looks awkward, somebody comes and walks it with you before a price goes out.

Can the building stay open while the plant comes out?

Usually, yes. Most of this work happens in buildings that keep running, so the route is protected, the hours are agreed with the building manager, and the heavy moves go at night or over a weekend where that suits everyone. On a heating or cooling system the building cannot lose, the new plant goes in and is proven before the old plant comes out.

Who isolates and drains the plant before you start?

Your M&E contractor, with the isolation, drain down and lock-off signed off in writing before we cut anything. Refrigerant recovery belongs to an F-gas certified engineer and asbestos to a licensed contractor, so we plan our dates around both. We agree at quoting stage who is covering what.
