Access and planning for a Durham plant room strip out

What we need to settle first:

How far each unit is broken down. Taking a large unit down to its sections lowers the heaviest piece, and that weight settles the crane question.
Working around the occupants. We agree with the building manager when we can be noisy, which goods lift we use and how the route is protected.
Which way it leaves the building. Craning off the roof or carrying down the stairs can come out far apart on price, and the survey tells you which is cheaper.
Crane position and lay-down. A lift over a building costs part of a road or a car park for the day, and peninsula approaches are narrow and weight restricted. Closures are through Durham County Council, and our traffic management and road closure service handles the application.
Ground and floors under the load. Old colliery workings and made ground lie under parts of the county, and a skate under load puts a lot of weight on a small area, so we check yard routes as well as floors.

Before anything is lifted

Other trades make the plant safe first, and our dates follow theirs. The systems are isolated, drained and locked off by your M&E contractor, who confirms it in writing ahead of any cutting. Refrigerant comes out through an F-gas certified engineer, whose certificate reaches us before we touch the system.

A refurbishment and demolition survey covers asbestos, and anything it finds is cleared by a licensed contractor. Those three dates go into the programme, and our crew arrives after them.

Let us know the old plant, the new plant and the floor the room is on, with photographs of the route out.
We walk the way out, decide how far each unit is broken down and note the weight left in the biggest piece.
Lift plan, method statement and risk assessment follow, noting any weight limit on the peninsula approaches, and our days fit round the isolation dates.
Our crew breaks the plant down, rigs it out and loads it for removal.
The replacement goes onto its plinth, whether in a stone basement in the city or on a Spennymoor estate floor, gets levelled, and the M&E contractor connects it.

Common questions

The plant room is under a peninsula building. How does the boiler get out?

In sections, cut to suit the stair and the door at the top, or lifted through a hatch if there is one. Weight limits and the lack of room for a wagon mean the load-out goes early or late.

Our energy centre at Newton Aycliffe carries production. When would you work?

Inside the shutdown you give us, using the nights and the weekend either side. The survey tells you how much of the plant fits before restart.

Can the building stay open while the plant comes out?

Usually, yes. Most of this work happens in buildings that keep running, so the route is protected, the hours are agreed with the building manager, and the heavy moves go at night or over a weekend where that suits everyone. On a heating or cooling system the building cannot lose, the new plant goes in and is proven before the old plant comes out.

Who isolates and drains the plant before you start?

Your M&E contractor, with the isolation, drain down and lock-off signed off in writing before we cut anything. Refrigerant recovery belongs to an F-gas certified engineer and asbestos to a licensed contractor, so we plan our dates around both. We agree at quoting stage who is covering what.
