Access and planning for a Nottingham plant room strip out

Settled with the building and the M&E contractor before a strip out is priced:

The way out sets the price. Lifting off the roof and carrying down through the building cost very differently in crane, labour and time. In the centre the tram overhead lines set a clearance, or an isolation to arrange, before a standing position is fixed.
How far we break it down. The panel and flange joints govern how small we can get it, and the heaviest piece left over is what brings a crane in.
The building carries on around us. Access windows, noise hours, which lift we get and how the route is protected, all agreed with the building manager before we take a date.
Point loads on old slabs. A loaded skate puts a lot of weight through a small footprint, and much of the city centre and the Lace Market has cellars underneath, so the route is checked first.
Closing a road, and where the plant lands. Craning over a building takes part of a road or a car park. We arrange the traffic management and road closure with Nottingham City Council or Nottinghamshire County Council.

Before anything is lifted

The plant is made safe by others before we touch it. Mechanical and electrical isolation, drain down and lock-off are your M&E contractor’s work, signed off in writing before we cut anything. Refrigerant is recovered by an F-gas certified engineer, and our crew is booked in behind that.

Where a refurbishment and demolition survey identifies asbestos, a licensed contractor clears it and issues the certificates first. Our programme is built around those three dates and they sit in the quote beside ours.

Common questions

The plant room is under a Lace Market building. Will the boiler come out whole?

The stairs, the door at the top and any hatch over the room decide it. Send photographs of the room and the way to the street and we will say where it splits.

The chiller is on the roof with a tram line outside. Can a crane reach it?

Yes, with the clearance from the overhead line agreed first, or an isolation arranged through the tram operator. Both take lead time, so send the address early.

Can the building stay open while the plant comes out?

Usually, yes. Most of this work happens in buildings that keep running, so the route is protected, the hours are agreed with the building manager, and the heavy moves go at night or over a weekend where that suits everyone. On a heating or cooling system the building cannot lose, the new plant goes in and is proven before the old plant comes out.

Who isolates and drains the plant before you start?

Your M&E contractor, with the isolation, drain down and lock-off signed off in writing before we cut anything. Refrigerant recovery belongs to an F-gas certified engineer and asbestos to a licensed contractor, so we plan our dates around both. We agree at quoting stage who is covering what.
