Access and planning for dismantling in Reading

These are agreed on a Reading job before a single cut is made:

• The window the building gives. Data halls and occupied offices along the corridor fix the hours, so the programme runs backwards from the finish time, with permits, escorts and exclusion zones settled beforehand.
• What the plant held. Cleaning, purging and gas-free certification are the site operator’s work or a specialist’s, and the cutting order follows the shift each certificate covers.
• Height, access and rescue. Much of the cutting happens above floor level, so platform positions, edge protection, how each member is supported while it is freed and rescue go into the lift plan.

Dismantling for reuse, or for recovery

Plant going back up elsewhere comes apart as though it were being rebuilt. Every item is numbered, its position logged, connections opened at bolts and flanges where the joint allows, and parts crated for the road. An air handling unit coming off a Reading roof deck for a sister building travels that way, as does a machine with a buyer.

Plant that has finished is a different exercise, where the return turns on how cleanly materials are parted. Stainless is separated from carbon steel, cable and non-ferrous stay clear of the mixed skip, and everything is cut down small enough to weigh and sell. How a dismantling job works

1. Give us the plant, what was in it, the items you are keeping and any drawings you have.
2. The survey settles the method: where the plant breaks and an order that keeps the rest stable.
3. Method statement, risk assessment and lift plan go to the site with the certificate dates.
4. The plant is then isolated, cut and lifted down in that order, material sorted as it comes off.
5. Load-out ends the job, and anything going back up leaves with its match-marks and records.

Common questions

A redundant chiller sits on an occupied office roof. How does it come down?

The refrigerant charge is recovered, then the unit is split into pieces the crane can take inside the slot available, and the pipework is cut back to the plant deck. Building management agrees the crane position beforehand.

A line is coming out of a unit at Theale while the rest keeps working. Is that possible?

Yes. Our area is screened and the route out marshalled. Hot work runs under a fire watch, or gives way to shears and saws where the building rules it out. Each shift ends with the remaining plant stable.

How is dismantling different from demolition?

Demolition takes a structure down and the value is in the cleared site. Dismantling takes plant apart in the reverse of the order it went up, so what comes off keeps its value as equipment, as parts, or as material worth more separated than mixed. The planning takes longer and the work is slower, and on the right job it pays for itself.

Who cleans and certifies the plant before cutting?

Cleaning, purging and gas-free certification sit with the site operator or a specialist, and the sequence is planned around those certificates. Several are valid for one shift only, so the cutting is arranged to match when they can be issued. We agree all of that at survey and write it into the programme.
